What we remove

Texas window problems, and what causes them

Pollen, hard water and dust build up on glass faster than most people expect. Here are the six problems we get called about most.

Yellow pollen film

Texas A&M AgriLife puts cedar pollen season at mid-December to early March, with the peak in mid-January and the heaviest amounts west of I-35. Spring trees add more.

Sprinkler hard-water spots

Mineral-rich water dries into white spots on glass. A glass maker, GT Glass, says deposits are harder to remove the longer they sit.

Construction and stucco dust

Viracon, a glass maker, says concrete and mortar slurry is highly alkaline and can eventually etch glass, so it needs to be washed off quickly.

Cloudy glass that will not clear

If the haze stays after the glass is clean and dry, it is usually etching. GT Glass says etching is damage in the glass, not a deposit, so harsher scrubbing will not remove it.

Dirty solar screens

Solar screens cut heat and UV, and they collect dust and pollen. Mild soap and water cleans them.

Gritty tracks and sills

Grit packs the tracks and sills, and it scratches the frame and slows the window. We clean them by hand.

What we clean

Every part of a Texas window

Hand washed, never pressure washed.

Exterior glass

Washed by hand and dried, out of direct sun so it does not streak.

Frames and sills

Wiped down by hand, which also keeps dirt from running back onto clean glass.

Tracks

Grit and debris cleared by hand so windows slide easily.

Window screens

Washed with mild soap and water, then dried before they go back.

Low-E and coated glass

Cleaned to the maker's guide. No razor blades or metal tools touch the coated surface.

Filmed and tinted windows

We ask first. Film makers say to wait 30 days after install, then use a soft cloth and no ammonia.

Why Texas is different

Window cleaning built around Texas pollen, water and glass

Texas windows get hit from several directions. Cedar pollen coats glass through the winter, sprinklers leave mineral spots, and new construction throws dust and slurry onto the glass around it. Many homes also have Low-E glass, film or solar screens to control heat, and each one has its own cleaning rules.

Our rule is to use the gentlest method that gets the glass clean. We wash by hand, we never aim pressure at glass or seals, and we do not use razor blades on coated glass. Pilkington, PGT, Andersen and Viracon all advise against razors and metal tools on glass.

Hard-water spots are the honest limit. We can remove many fresh spots, but etched glass will not come clean, and we will tell you which one you have before we quote.

Cedar season

AgriLife puts cedar pollen at mid-December to early March, so winter glass needs more attention.

Hard water

Mineral spots from sprinklers return until the spray is redirected, and etched glass is damage that cleaning cannot reverse.

Low-E coatings

Pilkington says no razor blades or steel wool on the coated surface, and prefers no squeegee on it.

Solar screens and film

Screens need mild soap and water. Film makers say wait 30 days after install and avoid ammonia.

Methods and limits

How we match the method to the glass

These are the limits we work to, and who sets them.

Method by surface

Standard glass
Hand washed with mild soap and water. Andersen and PGT say not to pressure wash windows.
Low-E and coated glass
No razor blades, steel wool or metal tools. Pilkington says it is preferable not to use a squeegee on the Low-E surface, so we clean to the maker's guide.
Filmed or tinted windows
Soft cloth and mild soap, no ammonia or abrasives. Solar Gard and Avery Dennison both say to wait 30 days after film is installed.
Hard-water spots
Gentlest first. GT Glass says vinegar is a limited first try on plain, uncoated glass only, and to stop if the haze is etching.
Solar screens
Mild soap and water, then dried before they go back.
Weather and sun
Cleaned out of direct sunlight, as PGT and Andersen advise, so cleaner does not dry on the glass.

Before you decide

What window cleaning can and cannot fix

Cleaning removes dirt and fresh mineral spots. A few problems need more than cleaning.

Cleaning will help

  • Pollen, dust and dirt film
  • Fresh sprinkler spots
  • Gritty tracks and sills
  • Dirty screens

Needs more than cleaning

  • Etched or pitted glass
  • Fog between double panes, which means a failed seal
  • Scratches already in the glass
  • Film that is peeling or bubbling

We will tell you which list your windows are on before we quote. Call us and describe it.

What affects price

What goes into a Texas window cleaning quote

We quote every job by phone, because a one-story ranch and a three-story townhome are different jobs. These are the factors we weigh.

Number of windows

The count and the size of the panes set the base price.

Stories and access

Upper floors and tight access take more time and equipment.

Buildup

Years of pollen and mineral spots take more time than a regular wash.

Screens and tracks

Tell us if you want screens and tracks cleaned too.

Call for a free quote. Tell us the surface, the size and the problem. We will explain the price and the method before any work starts.

Window Cleaning FAQ for Texas

A question that isn't here? Call us and ask.

Scheduling and coverage

Do you serve all of Texas?

We work across the state, including Greater Houston, Dallas-Fort Worth, Austin, San Antonio, the Hill Country, the Gulf Coast and West Texas. Call with your address and we will confirm coverage and the soonest opening.

How soon can you come out?

Call early in the day and we will give you the soonest slot we have. We will tell you plainly if the schedule is full.

What happens if it rains?

Light rain does not stop an exterior job. Thunderstorms, lightning and high wind do. We reschedule at no charge and let you know the same day.

Do I need to be home?

No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.

Methods and safety

Do you use razor blades on my windows?

No. Pilkington, PGT, Andersen and Viracon all advise against razors and metal tools on window glass, and metal contact can leave marks that normal cleaning cannot remove.

Is it safe to pressure wash windows?

No. PGT and Andersen both say not to pressure wash windows, and pressure can force water past the seals. We wash glass by hand.

Can you clean solar screens and tinted windows?

Yes. Screens get mild soap and water. For filmed or tinted windows, film makers say to wait 30 days after install and avoid ammonia and abrasives, so tell us when the film went on.

Can you remove sprinkler hard-water spots?

Often, if they are fresh. If the glass stays cloudy after it is clean and dry, it is usually etching, and GT Glass says harsher scrubbing will not remove it. We will tell you which one you have.

Pricing, insurance and water rules

How often should I clean my windows in Texas?

Window makers suggest at least yearly, and PGT gives yearly as its baseline. Cedar season, sprinklers and nearby construction mean many Texas homes need more. We will tell you what we see.

Why do my windows get dirty so fast?

Pollen, dust, humidity and sprinkler overspray all leave film, and construction nearby adds more. Cedar pollen alone runs from mid-December to early March, according to AgriLife.

How much does window cleaning cost in Texas?

It depends on size, material, how much growth or buildup there is and how easy the site is to reach. Call for a free quote and we will explain which of those drive your price.

Do Texas water restrictions affect the job?

Water-use rules are set by each city and water utility, and they change with the drought stage. We check your city's current stage before we book, and we tell you if a job has to wait.

Are you licensed and insured?

Yes. Fast Pro Pressure Washing is licensed and insured. Ask for proof of insurance with your quote and we will send it.

Do you guarantee the work?

Yes. If something does not look right after the job, contact us and we come back to fix it at no charge.
