What we remove

New Jersey window problems, and what causes them

Water, dust and weather build up on glass faster than most people expect. Here are the six problems we get called about most.

Mineral spots

Utility reports show New Jersey tap water ranging from soft to moderately hard. Passaic Valley Water reported 66 to 154 ppm in its 2024 data. Sprinklers and wells can still leave white spots, and GT Glass says deposits are harder to remove the longer they sit.

Dust and grime film

Dust, pollen and traffic grime settle on glass and build into a haze that rain does not clear.

Construction dust

Viracon, a glass maker, says concrete and mortar slurry is highly alkaline and can eventually etch glass, so it needs to be washed off quickly.

Cloudy glass that will not clear

If the haze stays after the glass is clean and dry, it is usually etching. GT Glass says etching is damage in the glass, not a deposit, so harsher scrubbing will not remove it.

Dirty screens

Screens collect dust and pollen. Milgard says mild soap, water and a soft brush clean them.

Gritty tracks and weep holes

Grit packs the tracks and sills, and it slows the window. Milgard says its weep system needs regular cleaning so water can drain.

What we clean

Every part of a New Jersey window

Hand washed, never pressure washed.

Exterior glass

Washed by hand and dried, out of direct sun so it does not streak.

Frames and sills

Wiped down by hand, which also keeps dirt from running back onto clean glass.

Tracks and weep holes

Grit and debris cleared by hand so windows slide and drain properly.

Window screens

Washed with mild soap, water and a soft brush, then dried before they go back.

Low-E and coated glass

Cleaned to the maker's guide. No razor blades or metal tools touch the coated surface.

Storm windows

Exterior storms get the same hand wash. The National Park Service notes that old putty on older windows should be checked, so we tell you if we see it failing.

Why New Jersey is different

Window cleaning built around New Jersey water, age and glass

New Jersey has many older homes with storm windows, and many newer ones with coated glass. Both need care. Glass makers agree on the basics: soft tools, mild cleaners and no pressure.

Our rule is to use the gentlest method that gets the glass clean. We wash by hand, we never aim pressure at glass or seals, and we do not use razor blades on coated glass. Milgard, Pilkington, PGT, Andersen and Viracon all advise against razors and metal tools on glass.

Hard-water spots are the honest limit. We can remove many fresh spots, but etched glass will not come clean, and fog between the panes means a failed seal that cleaning cannot fix. We will tell you which one you have before we quote.

Water hardness

NJ American Water's coastal system reports about 2.6 to 4.4 grains per gallon. Passaic Valley reports 66 to 154 ppm.

Coated glass

Pilkington says no razor blades or steel wool on the coated surface, and prefers no squeegee on it.

Seal failure

Milgard says moisture or etching between the panes is seal failure that cannot be cleaned.

Winter work

We reschedule when ice or wind would freeze the solution on the glass.

Methods and limits

How we match the method to the glass

These are the limits we work to, and who sets them.

Method by surface

Standard glass
Hand washed with mild soap and water. Milgard says high-pressure hoses may damage the glass, frame or insulating seal, and Andersen and PGT say not to pressure wash windows.
Low-E and coated glass
No razor blades, steel wool or metal tools. Pilkington says it is preferable not to use a squeegee on the Low-E surface, so we clean to the maker's guide.
Filmed or tinted windows
Soft cloth and mild soap, no ammonia or abrasives. Solar Gard and Avery Dennison both say to wait 30 days after film is installed.
Hard-water spots
Gentlest first. GT Glass says vinegar is a limited first try on plain, uncoated glass only, and to stop if the haze is etching.
Screens, tracks and weep holes
Mild soap, water and a soft brush. Milgard says weep systems need regular cleaning so water can drain.
Weather, sun and ladders
Cleaned out of direct sunlight, as PGT and Andersen advise. Ladders set on level footing with three points of contact, as OSHA's ladder guidance describes. Runoff is kept off driveways and out of storm drains.

Before you decide

What window cleaning can and cannot fix

Cleaning removes dirt and fresh mineral spots. A few problems need more than cleaning.

Cleaning will help

  • Dust, pollen and dirt film
  • Fresh sprinkler spots
  • Gritty tracks and sills
  • Dirty screens

Needs more than cleaning

  • Etched or pitted glass
  • Fog between double panes, which means a failed seal
  • Scratches already in the glass
  • Film that is peeling or bubbling

We will tell you which list your windows are on before we quote. Call us and describe it.

What affects price

What goes into a New Jersey window cleaning quote

We quote every job by phone, because a one-story ranch and a three-story colonial are different jobs. These are the factors we weigh.

Number of windows

The count and the size of the panes set the base price.

Stories and access

Upper floors and tight access take more time and equipment.

Buildup

Years of dust and mineral spots take more time than a regular wash.

Screens and tracks

Tell us if you want screens and tracks cleaned too.

Call for a free quote. Tell us the surface, the size and the problem. We will explain the price and the method before any work starts.

New Jersey questions

Window Cleaning FAQ for New Jersey

A question that isn't here? Call us and ask.

Scheduling and coverage

Do you serve all of New Jersey?

We work across the state, including Bergen and Essex counties, the Jersey Shore, Central Jersey and South Jersey. Call with your address and we will confirm coverage and the soonest opening.

How soon can you come out?

Call early in the day and we will give you the soonest slot we have. We will tell you plainly if the schedule is full.

What happens if it rains or freezes?

Light rain does not stop an exterior job. Storms, high wind and temperatures where water could freeze on the surface do. We reschedule at no charge and let you know the same day.

Do I need to be home?

No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.

Methods and safety

Do you use razor blades on my windows?

No. Milgard, Pilkington, PGT, Andersen and Viracon all advise against razors and metal tools on window glass, and metal contact can leave marks that normal cleaning cannot remove.

Is it safe to pressure wash windows?

No. Milgard says high-pressure hoses may damage the glass, frame or insulating seal, and PGT and Andersen also say not to pressure wash windows. We wash glass by hand.

Do you clean windows in winter?

It depends on the day. Solution can freeze on glass, so we work in the warmest part of the day and reschedule for ice or high wind. No maker gives a single cutoff temperature, so we judge it job by job.

Can you remove hard-water spots?

Often, if they are fresh. If the glass stays cloudy after it is clean and dry, it is usually etching, and GT Glass says harsher scrubbing will not remove it. We will tell you which one you have.

Pricing, insurance and water rules

How often should I clean my windows in New Jersey?

PGT gives yearly as its baseline. Homes near trees, roads or the shore often need more. We will tell you what we see.

Can you clean the inside too?

Yes. Tell us when you call. Interior glass gets the same hand wash, with drop cloths down under the sills.

How much does window cleaning cost in New Jersey?

It depends on size, material, how much growth or buildup there is and how easy the site is to reach. Call for a free quote and we will explain which of those drive your price.

Do New Jersey water and runoff rules affect the job?

Wash water is the bigger rule. New Jersey towns write their own stormwater ordinances, and most bar anything but stormwater from the storm sewer. Details differ from town to town. We keep wash water out of storm drains where it applies and follow your town's rules.

Are you licensed and insured?

Yes. Fast Pro Pressure Washing is licensed and insured. Ask for proof of insurance with your quote and we will send it.

Do you guarantee the work?

Yes. If something does not look right after the job, contact us and we come back to fix it at no charge.
