Green growth on tile

Boral, a tile maker, says mildew, algae and moss do not grow on the tile itself. They grow on the dust and organic debris that collects on it.

Leaves, needles and debris

The State Board of Forestry's Zone 0 FAQ says the draft rules focus on removing fallen leaves and needles from roofs and gutters.

Dust, droppings and ash

Dust and bird droppings collect on roofs, and the National Renewable Energy Laboratory says droppings and debris can shade solar panels and cut their output.

United Policyholders reports California homeowners who received insurer notices citing roof condition, including moss and worn shingles, after aerial reviews. Cleaning removes growth. It does not change roof age or restore granules.

Why California is different

California roofs run from concrete and clay tile to asphalt shingles and metal, and many carry solar panels. Each has its own cleaning limits, so we identify the material before we choose a method.

Our rule is to use the gentlest method that gets the roof clean. The cleaning solution kills the growth and the rinse stays gentle. Shingle makers say a power washer can dislodge granules, and a roof that has lost granules ages faster.

Runoff matters on a roof too. Cities and counties across California say wash water must not reach the storm drain, so we protect drains and control runoff before we start.

How we match the method to the roof

These are the limits we work to, and who sets them.

Method by surface

Asphalt shingles
Never pressure washed. ARMA and GAF both call for a low-pressure cleaning solution and a gentle rinse, because power washing can dislodge granules.
Concrete tile
Soft wash. Water pressure stays under 1,200 psi, the limit Eagle Roofing and Boral give for concrete tile.
Stone-coated steel
Soft wash. DECRA caps pressure at 500 psi, and says to avoid copper- or iron-based cleaning products.
Clay tile and painted metal
Assessed first, and the maker's cleaning guide followed. We do not guess at limits.
Solar panels
Never pressure washed. The National Renewable Energy Laboratory points to soft brushes and deionized water for panels, and SunPower says unapproved cleaning materials can void its warranty.
Wash water and landscaping
Storm drains protected and wash water kept out of them. Plants wet before and after, as GAF advises for shrubs below the roof.

Do you serve all of California?

How soon can you come out?

What happens if it rains?

Light rain does not stop an exterior job. Storms and high wind do. We reschedule at no charge and let you know the same day.

Do I need to be home?

No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.

Methods and safety

Will you pressure wash my shingle roof?

No. ARMA and GAF both advise against pressure washing shingles because it can strip the granules. We soft wash with a low-pressure solution.

Can you clean a tile roof?

Yes, with a soft wash. Eagle Roofing and Boral say pressure should never go above 1,200 psi, and Boral warns that foot traffic breaks tile, so we limit time on the roof.

What about my solar panels?

We never pressure wash panels. Panel makers set their own cleaning rules. SunPower's FAQ says to keep a pressure nozzle away from panels and that unapproved cleaning materials can void its warranty. Tell us about your panels when you call.

Does cleaning void my roof warranty?

No manufacturer page we read says soft washing voids a warranty, but makers do say not to power wash shingles. Some algae warranties, such as Atlas's, say repairs made without its written approval are the owner's cost. Read your warranty before any work.

Pricing, insurance and water rules

Will cleaning my roof help with my home insurance?

We cannot promise that. United Policyholders reports California homeowners who got insurer notices citing roof condition, including moss and worn shingles. Cleaning removes growth. It does not change roof age or restore granules. Ask your insurer what its notice cites.

How long will the results last?

Growth can come back, and nobody can promise a date. Boral says no known coating gives long-term prevention on tile. Shaded slopes and nearby trees bring it back sooner.

How much does roof cleaning cost in California?
