PROSOCO says algae thrives where there is moisture and a food source, especially in areas not in constant sun. On a shaded patio it turns slippery when wet.

Oil on driveways

Oil soaks into porous concrete, so a plain rinse leaves a shadow. PROSOCO says embedded stains need a stain-specific remover. We pre-treat first and tell you honestly what to expect.

White haze on pavers

Efflorescence leaves a white haze. Wausau Tile says it usually corrects itself with time, and that new pavers can show it for the first 18 to 24 months. Rock salt can also cause it.

Rust spots

PROSOCO says surface rust stains lift with a rust remover, but deeply embedded rust is difficult to remove and may reappear.

Worn joint sand

Pressure and weather wash sand out of paver joints. We check the joints after the wash and tell you if they need refilling.

Why New Jersey is different

Salt and freezing water are what wear on New Jersey driveways. Moisture freezes in the surface, deicers make it worse, and the top layer can flake. A Holcim engineer writing in Roads & Bridges names salt with freeze-thaw cycles and poorly air-entrained concrete as the cause.

Cleaning removes salt residue and grime. It does not repair concrete that has already scaled, and we will say so. Near the shore, Nicolock says salt particles crystallize on paver surfaces, that routine rinsing helps, and that joint sand should be checked.

On pavers we go lower, because pressure blasts out the joint sand. On natural stone we avoid acid. Wash water stays out of storm drains, and we check current state and local water notices before we book.

Spring cleanup

Early spring, after the thaw, is when tracked-in salt shows most. We rinse it off before it sits.

Shore pavers

Salt particles crystallize on pavers near the water. Routine rinsing helps.

Storm drain rules

Stormwater rules are local. We keep wash water out of storm drains and follow yours.

Asphalt

Asphalt is a different surface. It gets a gentle rinse, not a blast.

Methods and limits

How we match the method to the surface

These are the limits we work to, and who sets them.

Method by surface

Broom-finish concrete
Pressure washing with a rotary surface cleaner for an even finish, with wash water kept out of storm drains.
Pavers
Lower pressure, then a joint sand check. Wausau Tile says to rinse with a low-pressure white tip about 12 inches away and use a cleaner made for concrete pavers.
Flagstone and natural stone
Test first. Travertine Mart says no one pressure suits all natural stone. PROSOCO warns acid can stain porous masonry.
Brick and stamped concrete
Lower setting after a test spot, to protect mortar, color and pattern.
Asphalt
Gentle and low pressure. We found no maker pressure limit, so we test and keep it low. SealMaster says asphalt sealer needs 50 degrees F and rising for 24 hours.
Before sealing
Cleaned and left dry. ASCC says 12 to 24 hours of dry time before sealing decorative concrete. Wausau Tile says pavers must be dry and free of efflorescence. Follow your sealer's label.

Do you serve all of New Jersey?

How soon can you come out?

Call early in the day and we will give you the soonest slot we have. We will tell you plainly if the schedule is full.

What happens if it rains or freezes?

Light rain does not stop an exterior job. Storms, high wind and temperatures where water could freeze on the surface do. We reschedule at no charge and let you know the same day.

Do I need to be home?

No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.

Methods and safety

Does road salt damage my driveway?

It can. Freeze-thaw with moisture and deicing salts promotes scaling, most on poorly cured or non-air-entrained concrete. Hose off tracked-in salt, and skip deicers on a new slab's first winter.

What is the white haze on my pavers?

Usually efflorescence, salts carried to the surface. Use a cleaner made for concrete pavers, test first, and rinse at low pressure. It usually fades with time and can return.

Does cleaning remove the sand between my pavers?

Pressure can. W&G Paver says high pressure may compromise sand-filled joints. We check the joints afterward. Polymeric sand needs 32 degrees F or above and a dry surface, per one maker.

Can you pressure wash an asphalt driveway?

Gently. We keep it low and do not blast it. We do not sealcoat. SealMaster says new asphalt should cure 30 to 60 days before sealing.

Pricing, insurance and water rules

Can I pressure wash my driveway during a drought warning?

New Jersey issued a statewide Drought Warning in December 2025, with voluntary conservation and no mandatory limits then. Rules can change, and towns and suppliers can add their own. We check current notices before we book.

How long should I wait before sealing?

Follow the sealer's label. ASCC says decorative concrete needs 12 to 24 hours of dry time before sealing and 24 hours after a power wash on a reseal. Rust-Oleum's penetrating sealer says 50 to 90 degrees F air temperature and no rain within 24 hours. Sealing is not one of our services.

How much does driveway and patio cleaning cost in New Jersey?

Do New Jersey water and runoff rules affect the job?

Two things apply. First, stormwater rules are local. The New Jersey ordinances we read bar non-stormwater from storm sewers, and some exempt driveway wash water, so the answer depends on your town. We keep wash water out of storm drains and follow your town's rules. Second, the state issued a Drought Warning in December 2025 with voluntary conservation only. We check current state and local water notices before we book.
