What we remove

New Jersey exterior wall problems, and what causes them

Shade, damp air and road grime end up on siding. Here are the six problems we get called about most.

Green film on shaded walls

Algae shows up first on shaded and north-facing walls, where the sun does not dry the surface. A soft wash treats it at the root.

Black mildew on vinyl

The Vinyl Siding Institute says to treat mildew with a mix of 30 percent vinegar and 70 percent water and a soft brush, and to avoid undiluted chlorine bleach.

Gray, weathered cedar shake

The Shingle Council says it does not recommend a pressure washer on cedar shingles, and to spray downward if you use one. We soft wash and test a spot first.

White haze on brick

That powder is usually efflorescence, salt left behind as moisture moves through the wall. The Brick Industry Association says to find the moisture source, because cleaning alone will not stop it.

Dust and grime film

Road dust and traffic grime settle on lower walls and trim. We rinse them off from the top down.

Dirt splash and webs

Rain splashes soil onto the bottom of walls, and webs collect under eaves and lights. We rinse and clear them as part of the wash.

What we wash

Every wall material on a New Jersey house

One soft wash method, adjusted for each material.

Vinyl siding

A gentle wash, rinsed down and never aimed upward, so water is not pushed up behind the laps.

Cedar shake and shingle

Soft wash with a downward spray and a test spot. Dry time matters before any restaining.

Brick and stone veneer

Soft wash with low pressure and no acid. High pressure erodes mortar joints, so we test first.

Fiber cement siding

Soft wash, following the siding maker's published limits for pressure and distance.

Stucco and aluminum

Low pressure and a test spot, since loose paint can come off with the dirt.

Soffits, fascia and trim

Low pressure and a test spot first, since loose paint can come off with the dirt.

Why New Jersey is different

House washing built around New Jersey walls and older homes

New Jersey has a wide mix of houses: vinyl-sided colonials, brick Tudors, cedar shake at the shore and older stucco. Each wants a different touch, so we pick the method wall by wall.

Our rule is to use the gentlest method that gets the wall clean. The cleaning solution does the work and the rinse stays gentle. That protects your paint, seals and caulk, and it lasts longer than scrubbing at growth with a nozzle.

Older masonry needs extra care. The state Historic Preservation Office says to use the gentlest means on historic masonry, and that water pressure above 150 to 200 psi may damage sound mortar.

Vinyl limits

The Vinyl Siding Institute says never aim a washer upward and avoid undiluted chlorine bleach.

Cedar shake

The Shingle Council does not recommend pressure washing cedar shingles.

Old brick

State preservation guidance puts a ceiling of about 150 to 200 psi on soft mortar.

Storm drain rules

Stormwater rules are local. We keep wash water out of storm drains and follow yours.

Methods and limits

How we match the method to the wall

These are the limits we work to, and who sets them.

Method by surface

Vinyl siding
Soft wash, rinsed downward and never aimed upward. The Vinyl Siding Institute advises avoiding undiluted chlorine bleach. Nozzle output stays at or under 600 psi, the Power Washers of North America house-washing limit.
Fiber cement siding
Soft wash. James Hardie's bulletin allows under 1,500 psi with a wide-fan tip at least 6 feet from the wall, and says no harsh chemicals. We stay well under that.
Brick and stone veneer
Soft wash. The Brick Industry Association says nozzle pressure at or under 400 psi, no unbuffered acid, and a test area first.
Cedar shake
Soft wash with a downward spray. The Shingle Council does not recommend a pressure washer, and says to let shingles dry at least 2 days before restaining.
Stucco
Soft wash. Sto says to keep pressure at or under 500 psi on its acrylic finishes.
Plants, drains and runoff
Plants wet before and after. Storm drains protected, and wash water kept out of them.

Before you decide

Is it time for a house wash?

A wash fixes surface growth. These lists show what it will and will not do.

A house wash will help

  • Algae or mildew on the walls
  • Dirty or chalky paint before repainting
  • Dust and road film
  • Getting the house ready to list

Tell us first, or fix first

  • Peeling or bubbling paint
  • Cracked, warped or loose siding
  • Failed caulk around windows
  • Soft or rotted wood trim

Not sure which list your house is on? Call us and describe it.

What affects price

What goes into a New Jersey house washing quote

We quote every job by phone, because a lightly dirty ranch and a mildewed three-story are different jobs. These are the factors we weigh.

Size and stories

Square footage and the number of stories set the base price.

Wall material

Cedar and stone take more care than smooth vinyl.

How much growth

Light dirt is a short job. Years of mildew take more time and solution.

Access and runoff control

Slopes, tight side yards and nearby storm drains change the setup time.

Call for a free quote. Tell us the surface, the size and the problem. We will explain the price and the method before any work starts.

New Jersey questions

House Washing FAQ for New Jersey

A question that isn't here? Call us and ask.

Scheduling and coverage

Do you serve all of New Jersey?

We work across the state, including Bergen and Essex counties, the Jersey Shore, Central Jersey and South Jersey. Call with your address and we will confirm coverage and the soonest opening.

How soon can you come out?

Call early in the day and we will give you the soonest slot we have. We will tell you plainly if the schedule is full.

What happens if it rains or freezes?

Light rain does not stop an exterior job. Storms, high wind and temperatures where water could freeze on the surface do. We reschedule at no charge and let you know the same day.

Do I need to be home?

No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.

Methods and safety

Is house washing the same as pressure washing?

No. House washing is a soft wash. A cleaning solution and a gentle rinse do the work, and pressure stays low. Pressure washing uses force and suits concrete.

Will it damage my vinyl siding?

It should not. We keep pressure low and never aim upward, which is the Vinyl Siding Institute's advice, and we avoid undiluted chlorine bleach. We test a spot first.

Can you wash cedar shake?

Yes, gently. The Shingle Council does not recommend pressure washing cedar shingles, so we soft wash with a downward spray and test a spot first.

Is it safe for my plants and pets?

We wet plants before and after, keep solution strength as low as the job allows, and tell you when it is safe for pets to go back out.

Pricing, insurance and water rules

Should I wash before I paint?

Yes. Sherwin-Williams says to rinse the surface thoroughly and let it dry before painting. Tell us your painter's date and we will plan around it.

How long does a house wash last?

Growth can come back, and nobody can promise a date. Shade, trees and damp summers bring it back sooner. We will tell you what we see on your walls.

How much does house washing cost in New Jersey?

It depends on size, material, how much growth or buildup there is and how easy the site is to reach. Call for a free quote and we will explain which of those drive your price.

Do New Jersey water and runoff rules affect the job?

Wash water is the bigger rule. New Jersey towns write their own stormwater ordinances, and most bar anything but stormwater from the storm sewer. Details differ from town to town. We keep wash water out of storm drains where it applies and follow your town's rules.

Are you licensed and insured?

Yes. Fast Pro Pressure Washing is licensed and insured. Ask for proof of insurance with your quote and we will send it.

Do you guarantee the work?

Yes. If something does not look right after the job, contact us and we come back to fix it at no charge.
