Mineral and rust spots from sprinklers

Hard or iron-rich sprinkler water leaves white and orange spots on concrete, brick and walls. Los Angeles' own water utility classes much of its supply as hard. Cleaning lifts the spots, but they return until the spray is redirected.

Dust, grit and wildfire ash

Wind-blown dust settles on driveways and patios. After a fire, county health agencies say to use as little water as possible, never dry-sweep or use a leaf blower, and keep ash out of storm drains.

White haze on pavers and brick

That powder is usually efflorescence, salt left behind as moisture moves through the masonry. PROSOCO says it may reappear as the material keeps drying.

Slick pool decks and patios

Why California is different

Pressure washing built around California weather, water and rules

California is not one climate. The coast stays damp and foggy, the valleys and Inland Empire run hot and dusty, and every region has its own water supply. What we use on a mildewed fence in Santa Cruz is not what a dusty driveway in Riverside needs.

Our rule is to use the gentlest method that gets the surface clean. That means pressure for concrete and sturdy surfaces, and a soft wash for stucco, siding and roofs. It protects your brick, your paint and your roof, and it lasts longer than blasting at growth with a nozzle.

Wash water gets special attention here. Cities and counties across California say it must not reach the storm drain, and we plan every job around that. We also check your supplier's water rules before we book.

Storm drain rules

San Diego says wash water must be contained, captured and disposed of properly, whether the work is done by an owner or a contractor.

Wildfire ash

County health agencies say to use little water, never use a leaf blower, and keep ash out of storm drains.

Hard water

LADWP's report classes Colorado River supply as hard. Sprinkler overspray leaves mineral spots that return until the spray is redirected.

Coast to desert

Method by surface

Concrete driveways, walks and pool decks
Pressure washing with a rotary surface cleaner for an even finish, with wash water kept out of the storm drain.
Brick
Nozzle pressure at or under 400 psi with a wide fan, no unbuffered acid, per Brick Industry Association Technical Note 20. Test a small area first.
Pavers and natural stone
Lower pressure, then a joint sand check. Stone suppliers say no one setting suits all stone, so we test first. PROSOCO warns acid can stain and etch porous masonry.
Redwood and cedar fences
Low pressure with a test spot. The California Redwood Association says to avoid wire brushes and steel wool, which leave metal stains.
Stucco and siding
Handled as a soft wash, not pressure. Sto says to keep pressure at or under 500 psi on its acrylic finishes. See our house washing service.
Roofs and windows
Never pressure washed. ARMA and GAF say not to pressure wash shingles, and Andersen, PGT and Milgard say not to pressure wash windows.

What goes into a California pressure washing quote

We quote every job by phone, because a lightly dirty driveway and a mildewed brick wall are different jobs. These are the factors we weigh.

Square footage and the material set the base price. Pavers take longer than plain concrete.

How much growth

Light algae is a short job. Years of buildup take more time and solution.

Scheduling and coverage

Do you serve all of California?

We work across the state, including the Bay Area, Los Angeles, Orange County, the Inland Empire, San Diego, the Central Coast and the Sacramento and San Joaquin valleys. Call with your address and we will confirm coverage and the soonest opening.

How soon can you come out?

Call early in the day and we will give you the soonest slot we have. We will tell you plainly if the schedule is full.

What happens if it rains?

Light rain does not stop an exterior job. Storms and high wind do. We reschedule at no charge and let you know the same day.

Do I need to be home?

No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.

Methods and safety

What is the difference between pressure washing and soft washing?

Pressure washing uses force to blast dirt off hard surfaces like concrete. Soft washing uses a cleaning solution and a gentle rinse, which suits roofs, stucco and siding. Many jobs use both.

Can you pressure wash stucco?

We soft wash it. Sto, a stucco finish maker, says to keep pressure at or under 500 psi on its acrylic finishes, and that higher pressure can destroy the finish. Older cement stucco gets a test spot first.

Can you pressure wash brick?

Yes, at a lower setting. The Brick Industry Association says to keep nozzle pressure at or below 400 psi, and not to use unbuffered acid. High pressure can erode mortar joints, so we test a small area first.

Will you pressure wash my shingle roof?

No. ARMA and GAF both advise against pressure washing shingles because it can strip the granules. We soft wash roofs with a low-pressure solution. See our roof cleaning service.

Where does the dirty water go?

Not to the street or the storm drain. Cities and counties across California say wash water must be contained, and homeowners can be responsible for a contractor's discharges. We keep it out of the drain and follow your city's rules.

Can you clean wildfire ash from my driveway?

Heavy ash needs gentle, wet handling first. County health agencies say to use as little water as possible, never dry-sweep or use a leaf blower, wear an N95 or P100 respirator for larger cleanups, and keep ash out of storm drains. Call us before you rinse it anywhere.

How much does pressure washing cost in California?

It depends on size, material, how much growth or buildup there is and how easy the site is to reach. Call for a free quote and we will explain which of those drive your price.

Do California water and runoff rules affect the job?

Two rules apply. First, wash water must not reach the street or storm drain. San Diego, Malibu and Contra Costa County all say so, and Contra Costa adds that homeowners are responsible for a contractor's discharges. We keep wash water out of the drain and follow local rules. Second, water-use rules vary by supplier. The State Water Board says the statewide ban on hosing driveways expired in December 2023, and none was in effect as of June 2024, but local suppliers can be stricter. We check yours before we book.
