Why Ohio is different

These are the limits we work to, and who sets them.

Method by surface

Vinyl siding
Soft wash, rinsed downward and never aimed upward. The Vinyl Siding Institute advises avoiding undiluted chlorine bleach. Nozzle output stays at or under 600 psi, the Power Washers of North America house-washing limit.
Fiber cement siding
Soft wash. James Hardie's bulletin allows under 1,500 psi with a wide-fan tip at least 6 feet from the wall, and says no harsh chemicals. We stay well under that.
Brick and stone veneer
Soft wash. The Brick Industry Association says nozzle pressure at or under 400 psi, no unbuffered acid, and a test area first.
Wood and cedar siding
Soft approach with a test spot. The U.S. Forest Products Laboratory says high pressure should not be necessary, and fasteners can leave iron stains.
Stucco
Soft wash. Sto says to keep pressure at or under 500 psi on its acrylic finishes.

Light rain does not stop an exterior job. Storms, high wind and temperatures where water could freeze on the surface do. We reschedule at no charge and let you know the same day.

Do I need to be home?

No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.

Methods and safety

Is house washing the same as pressure washing?

No. House washing is a soft wash. A cleaning solution and a gentle rinse do the work, and pressure stays low. Pressure washing uses force and suits concrete.

Will it damage my vinyl siding?

It should not. We keep pressure low and never aim upward, which is the Vinyl Siding Institute's advice, and we avoid undiluted chlorine bleach. We test a spot first.

Can you wash brick or fiber cement?

Yes, gently. The Brick Industry Association says nozzle pressure at or below 400 psi and no unbuffered acid for brick. James Hardie allows under 1,500 psi, a wide fan and 6 feet of distance for fiber cement. We stay under both.

Is it safe for my plants and pets?

We wet plants before and after, keep solution strength as low as the job allows, and tell you when it is safe for pets to go back out.

Should I wash before I paint?

Yes. Sherwin-Williams says to rinse the surface thoroughly and let it dry before painting. Tell us your painter's date and we will plan around it.

How long does a house wash last?

Growth can come back, and nobody can promise a date. Shade, trees and damp summers bring it back sooner. We will tell you what we see on your walls.

How much does house washing cost in Ohio?
