Driveway and Patio Cleaning in Texas
Driveway and patio cleaning in Texas removes the green algae, oil, rust spots and slick film that humidity, sprinklers and traffic leave on concrete, pavers, brick, flagstone and pool decks. Fast Pro matches the pressure to the surface, gives you a free quote first, and walks the job with you before we leave.
Texas driveway and patio problems, and what causes them
Shade, humidity and sprinklers do the same things to most Texas hardscape. Here are the six we get called about most.
Slick, green patios
Algae on a shaded patio or pool deck turns slippery when wet, especially in humid areas near the coast. Cleaning restores traction, and a lower setting on pavers keeps the joints intact.
Oil on driveways
Oil soaks into porous concrete, so a plain rinse leaves a shadow. We pre-treat the stain first and tell you honestly what to expect.
Orange rust spots
Iron in sprinkler or well water leaves orange deposits on concrete and stone. Cleaning lifts the stain, but only treating or redirecting the water stops it returning.
White haze on pavers and brick
Efflorescence leaves a white haze on pavers and brick. Paver makers say to use a cleaner made for concrete pavers.
Tire marks and ground-in dirt
Concrete driveways take real pressure, and a surface cleaner leaves an even finish instead of wand stripes.
Clay stains and dust
Clay soil tracks onto driveways and walks and stains porous concrete. We pre-treat it and wash from the top down.
Every driveway and patio surface in Texas
Pressure matched to the material, from broom-finish concrete to flagstone.
Concrete driveways and walks
Surface cleaner and pressure for an even finish.
Pavers
A lower setting, then a check on the joint sand afterward.
Brick
Lower pressure after a test spot, since old mortar is soft.
Stamped and colored concrete
A lower setting and a test spot, to protect the color and the pattern.
Pool decks and patios
Slip-prone surfaces cleaned, with water and plants protected first.
Flagstone, limestone and travertine
Tested first. Acid cleaners and heavy pressure can damage stone, so we go gently.
Driveway and patio cleaning built around Texas soil, sun and water rules
Texas hardscape sits on some tough ground. The Texas Water Development Board says Houston Black clay, which runs from north of Dallas toward San Antonio, shrinks and swells markedly with moisture. That movement cracks slabs, and cleaning cannot fix a crack.
We keep strong pressure off existing cracks and spalled edges, because a high-pressure jet can make them worse. On pavers we go lower, because pressure blasts out the joint sand. A paver maker, Mutual Materials, says lost sand can be replenished with dry sand.
If you plan to seal, clean first. Sealer makers say the surface must be clean and completely dry. Follow your sealer's directions for how long to wait.
Expansive clay soil
Slabs move and crack. We avoid blasting into cracks and tell you what we see.
Sprinklers and rust
Iron-rich spray stains concrete orange, and the stain returns until the water is treated or redirected.
Paver joint sand
Pressure and time wear the sand out. We check it after every paver job.
City drought rules
Some Texas cities restrict washing driveways at certain drought stages. We check yours before we book.

What cleaning can and can't do
A good cleaning lifts growth and dirt. A few stains need extra steps.
Cleaning will help
- Algae and mildew
- Dirt and tire marks
- Pollen and clay film
- Light, recent oil
Plan for extra steps
- Old oil that soaked in, which may leave a shadow
- Rust spots, which return until the water is treated
- Cracks from shifting clay soil, which need a repair
- Worn joint sand that needs refilling
We will tell you what to expect before we quote. Call us and describe it.
What goes into a Texas driveway and patio cleaning quote
We quote every job by phone, because a plain concrete drive and a paver pool deck are different jobs. These are the factors we weigh.
Surface area
Square footage sets the base price.
Material
Pavers and stone take longer than plain concrete.
Stains
Oil and rust each need their own treatment.
Access and setup
Furniture, plants and no outdoor spigot change the setup time.
Call for a free quote. Tell us the surface, the size and the problem. We will explain the price and the method before any work starts.

Scheduling and coverage
Do you serve all of Texas?
We work across the state, including Greater Houston, Dallas-Fort Worth, Austin, San Antonio, the Hill Country, the Gulf Coast and West Texas. Call with your address and we will confirm coverage and the soonest opening.
How soon can you come out?
Call early in the day and we will give you the soonest slot we have. We will tell you plainly if the schedule is full.
What happens if it rains?
Light rain does not stop an exterior job. Thunderstorms, lightning and high wind do. We reschedule at no charge and let you know the same day.
Do I need to be home?
No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.
Methods and safety
Can you clean a pool deck without hurting my pavers?
Yes. Pavers get a lower setting, and we check the joint sand afterward because too much pressure blasts it out and the stones start to shift.
Is cleaning safe for flagstone and travertine?
Yes, with care. We test first, avoid acid cleaners and keep the pressure low. Stone suppliers say vinegar and citrus can etch travertine, and that no one setting suits all natural stone.
Will pressure washing crack my concrete?
Cleaning does not create cracks. A strong jet aimed at an existing crack or a spalled edge can make it worse, so we keep the pressure off them. Cracks from shifting clay soil need a concrete repair.
Will oil come out of my driveway?
Fresh oil lifts better than old oil. Oil soaks into porous concrete, so we pre-treat first and tell you honestly what to expect.
Pricing, insurance and water rules
How long should I wait before sealing?
Follow the sealer's label. ASCC says decorative concrete must be completely dry, with 12 to 24 hours of dry time before sealing and 24 hours after a power wash on a reseal. Rust-Oleum's penetrating sealer says dry to the touch, typically 4 to 6 hours, and 50 to 90 degrees F air temperature. Sealing is not one of our services.
Do you replace joint sand?
We check the sand after every paver job and tell you if the joints need refilling.
How much does driveway and patio cleaning cost in Texas?
It depends on size, material, how much growth or buildup there is and how easy the site is to reach. Call for a free quote and we will explain which of those drive your price.
Do Texas water restrictions affect the job?
Water-use rules are set by each city and water utility, and they change with the drought stage. We check your city's current stage before we book, and we tell you if a job has to wait. For example, the San Antonio Water System says washing impervious cover is prohibited during drought, with health and safety exceptions, and Cleburne and DeSoto have listed driveway washing as prohibited at Stage 2.
Are you licensed and insured?
Yes. Fast Pro Pressure Washing is licensed and insured. Ask for proof of insurance with your quote and we will send it.
Do you guarantee the work?
Yes. If something does not look right after the job, contact us and we come back to fix it at no charge.
