What we remove

Ohio roof problems, and what causes them

Damp summers, shade and debris do most of the damage to roof looks. Here are the six problems we get called about most.

Black and green streaks

A Maumee roofing company says algae is common in northwest Ohio, where warmth and humidity help it spread, and that north-facing and shaded slopes stain first. It says streaks usually do not mean the roof is leaking.

Moss on shaded slopes

The same roofer says moss has roots that can lift shingles and trap moisture. That is why we flag it.

Green growth on tile

Boral, a tile maker, says mildew, algae and moss grow on the dust and organic debris that collects on tile, not on the tile itself.

Leaves and debris

Leaves and dirt hold moisture against the roof. We clear them as part of the wash.

Droppings and dust

The National Renewable Energy Laboratory says bird droppings and debris can shade solar panels and cut their output.

Roof age and condition

Some Ohio insurers use roof-age schedules and review roof condition at renewal, according to the Ohio Insurance Agents Association. Cleaning removes growth. It does not change roof age or restore granules.

What we clean

Every roof type we see in Ohio

Soft wash only, adjusted for each material.

Asphalt shingles

Never pressure washed. ARMA and GAF call for a low-pressure cleaning solution and a gentle rinse.

Concrete tile

Soft wash. Eagle Roofing and Boral cap water pressure at 1,200 psi, and we stay well below it.

Metal roofs

We follow the maker's cleaning guide. DECRA, for one, caps its stone-coated steel at 500 psi.

Slate and cedar shake

Assessed first. These roofs are brittle or old, so we look before we walk on them, and some we decline.

Roofs with solar panels

We never pressure wash panels. Panel makers set their own cleaning rules, so tell us before we start.

Roofs under an algae warranty

Check the terms before any work. Some warranties require the maker's approval before repairs are made.

Why Ohio is different

Roof cleaning built around Ohio weather and Ohio roofs

Ohio roofs get humid summers, heavy snow and freeze-thaw cycles. Shade from mature trees keeps north slopes damp, and that is where growth starts. We identify the material before we choose a method.

Our rule is to use the gentlest method that gets the roof clean. The cleaning solution kills the growth and the rinse stays gentle. Shingle makers say a power washer can dislodge granules, and a roof that has lost granules ages faster.

We work on dry, safe roofs only. We do not climb icy, snowy or frosted roofs. The Ohio Department of Commerce tells homeowners not to climb onto an icy roof, and we hold ourselves to the same safety rule.

Shingle limits

ARMA and GAF both advise against pressure washing shingles.

Shade and moss

North-facing and shaded slopes stay damp longest and stain first.

Ice and snow

We do not work on icy, snowy or frosted roofs.

Solar panels

The SunPower FAQ says to keep a pressure nozzle away from panels and not to use unapproved cleaning materials.

Methods and limits

How we match the method to the roof

These are the limits we work to, and who sets them.

Method by surface

Asphalt shingles
Never pressure washed. ARMA and GAF both call for a low-pressure cleaning solution and a gentle rinse, because power washing can dislodge granules.
Concrete tile
Soft wash. Water pressure stays under 1,200 psi, the limit Eagle Roofing and Boral give for concrete tile.
Stone-coated steel
Soft wash. DECRA caps pressure at 500 psi, and says to avoid copper- or iron-based cleaning products.
Slate, cedar and painted metal
Assessed first, and the maker's cleaning guide followed. We do not guess at limits.
Solar panels
Never pressure washed. The National Renewable Energy Laboratory points to soft brushes and deionized water for panels, and SunPower says unapproved cleaning materials can void its warranty.
Wash water and landscaping
Storm drains protected and wash water kept out of them. Plants wet before and after, as GAF advises for shrubs below the roof.

Before you decide

Will cleaning fix your roof?

Cleaning removes growth and dirt. It does not repair damage.

Cleaning will help

  • Algae streaks
  • Moss and green growth
  • Dirt and leaf buildup
  • A roof that looks worse than it is

Inspect or repair first

  • Missing or worn granules
  • Leaks, ice dam damage or soft spots in the decking
  • Cracked or slipped shingles or tiles
  • A roof still under an algae warranty

If you are not sure which list your roof is on, we will tell you before we quote. Call us and describe it.

What affects price

What goes into an Ohio roof cleaning quote

We quote every job by phone, because a small ranch roof and a steep two-story are different jobs. These are the factors we weigh.

Roof size and pitch

Square footage and steepness set the base price.

Roof material

Tile, slate and metal take more care than shingles.

How much growth

Light streaks are a short job. Heavy moss takes more time and solution.

Access, panels and drains

Tall homes, solar panels and nearby storm drains change the setup time.

Call for a free quote. Tell us the surface, the size and the problem. We will explain the price and the method before any work starts.

Ohio questions

Roof Cleaning FAQ for Ohio

A question that isn't here? Call us and ask.

Scheduling and coverage

Do you serve all of Ohio?

We work across the state, including Cleveland, Akron, Columbus, Cincinnati, Dayton, Toledo and Youngstown. Call with your address and we will confirm coverage and the soonest opening.

How soon can you come out?

Call early in the day and we will give you the soonest slot we have. We will tell you plainly if the schedule is full.

What happens if it rains or freezes?

Light rain does not stop an exterior job. Storms, high wind and temperatures where water could freeze on the surface do. We reschedule at no charge and let you know the same day.

Do I need to be home?

No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.

Methods and safety

Will you pressure wash my shingle roof?

No. ARMA and GAF both advise against pressure washing shingles because it can strip the granules. We soft wash with a low-pressure solution.

Is roof algae harmful?

Mostly it is cosmetic. Streaks usually do not mean a leak. Moss is different, since its roots can lift shingles and trap moisture, so we flag it.

Can you clean my roof after a storm?

Document the damage with photos, call your insurer, and have the roof inspected first. Ohio officials warn about unsolicited contractors after storms. We clean roofs. We do not handle insurance claims or act as adjusters.

Can I remove an ice dam myself?

The Ohio Department of Commerce says not to climb onto the roof to remove or melt it, because it may be slippery. Call a reputable roofing company to inspect.

Pricing, insurance and water rules

Does cleaning void my roof warranty?

No manufacturer page we read says soft washing voids a warranty, but makers do say not to power wash shingles. Some algae warranties, such as Atlas's, say repairs made without its written approval are the owner's cost. Read your warranty before any work.

Will cleaning my roof help with home insurance?

We cannot promise that. Some Ohio insurers use roof-age schedules and review roof condition at renewal. Cleaning removes growth. It does not change roof age or restore granules. Ask your insurer what applies.

How long will the results last?

Growth can come back, and nobody can promise a date. Boral says no known coating gives long-term prevention on tile. Shaded slopes and nearby trees bring it back sooner.

How much does roof cleaning cost in Ohio?

It depends on size, material, how much growth or buildup there is and how easy the site is to reach. Call for a free quote and we will explain which of those drive your price.

Do Ohio water and runoff rules affect the job?

Wash water is the bigger rule. Ohio EPA guidance says power-washing wastewater cannot go into a storm sewer, even when the soap is biodegradable. That sheet is guidance, not law, and cities add their own stormwater rules. We keep wash water out of storm drains and follow local rules.

Are you licensed and insured?

Yes. Fast Pro Pressure Washing is licensed and insured. Ask for proof of insurance with your quote and we will send it.

Do you guarantee the work?

Yes. If something does not look right after the job, contact us and we come back to fix it at no charge.
