Booking & Coverage
Where does Fast Pro Pressure Washing work?
We work in Florida, Texas, California, Ohio and New Jersey. Each state has its own service pages, so you can see how we handle local weather, water and runoff rules. Call with your address and we will confirm coverage and the soonest opening.
What services do you offer?
Five: pressure washing, house washing, roof cleaning, window cleaning, and driveway and patio cleaning. We clean homes, and we pick the method for each surface instead of using one setting for everything.
How do I get a free quote?
Call us at 813-536-7337. Tell us what you want cleaned, roughly how big it is, and what is bothering you. We explain what drives the price, give you the quote, and the work starts only after you say yes.
How soon can you come out?
Call early in the day and we will give you the soonest slot we have. If the schedule is full we say so plainly instead of promising a date we cannot keep.
Do I need to be home?
No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items. For window cleaning inside the house, someone should be there to let us in.
What happens if it rains?
Light rain does not stop an exterior job. Storms, high wind and temperatures where water could freeze on the surface do. We reschedule at no charge and let you know the same day.
Pricing & Quotes
How much does pressure washing cost?
It depends on size, material, how much growth or buildup there is, and how easy the site is to reach. We do not print a price list because a lightly dirty driveway and a mildewed brick wall are different jobs. Call for a free quote and we explain which of those factors drive yours.
How much does house washing cost?
House washing is priced on square footage, the number of stories, the wall material and how much mildew or algae has built up. Wood and stone take more care than smooth vinyl. A free phone quote tells you the number before anyone shows up.
How much does roof cleaning cost?
Roof size and pitch set the base price. Roof material, how much growth there is, and access change it. Tile, slate and metal take more care than shingles, and solar panels or nearby storm drains change the setup. We quote by phone, free.
How much does window cleaning cost?
The number of windows and the size of the panes set the base price. Upper floors, tight access, screens and tracks, and years of built-up dust or mineral spots add time. Tell us what you want cleaned and we quote it free.
How much does driveway or patio cleaning cost?
Square footage sets the base price, and the material changes it. Pavers and stone take longer than plain concrete. Oil, rust and slopes near storm drains add steps. Call and describe the surface, and we quote it free.
Is pressure washing worth it?
Often, yes, when the problem is surface growth or grime. Cleaning brings back the look of a house, driveway or patio, and removes algae that makes walkways slick. It will not repair damage. Flaked concrete, worn roof granules and failed seals need other fixes, and we tell you that before we quote.
Methods & Safety
What is the difference between pressure washing and soft washing?
Pressure washing uses force to blast dirt off hard surfaces like concrete. Soft washing uses a cleaning solution that kills algae and mildew, then a gentle low-pressure rinse. Soft washing suits roofs, vinyl siding, stucco and painted surfaces. Many jobs use both.
Is pressure washing the same as power washing?
The words are used loosely and often mean the same thing. Some pros reserve "power washing" for heated water. What matters for your surface is the pressure, the tip and the method, not the label, and we choose those for each material.
Can pressure washing damage my house?
It can, if the wrong pressure meets the wrong surface. That is why we match the method to the material. Nozzle output stays at or under 600 psi on siding, the Power Washers of North America house-washing limit. Brick stays at or under 400 psi per the Brick Industry Association. We test a small spot first.
Can you pressure wash vinyl siding without damaging it?
We use low pressure and a soft wash. The Vinyl Siding Institute says to never aim a washer upward, because water can get behind the laps, and to avoid undiluted chlorine bleach. We rinse downward and test a spot first.
Will pressure washing damage concrete?
Used correctly, no. Concrete takes real pressure, and a rotary surface cleaner gives an even finish with no wand stripes. Concrete that is already flaking or scaled is different. Cleaning cannot repair it, and we avoid blasting the weak areas.
Is soft washing safe for plants and pets?
We wet plants before and after, keep solution strength as low as the job allows, and protect storm drains. We also tell you when it is safe for pets to go back out. If you have delicate plants, point them out when you call.
Where does the dirty wash water go?
Not into storm drains. Rules differ by state and town, and we follow the local ones. For example, Ohio EPA guidance says power-washing wastewater cannot go into a storm sewer, even with biodegradable soap. We plan every job so wash water stays out of the drain.
By Service
Do you pressure wash roofs?
No. ARMA and GAF both advise against pressure washing asphalt shingles because it can strip the granules that protect the roof. We soft wash with a low-pressure solution instead. Tile makers Eagle Roofing and Boral cap water pressure at 1,200 psi, and we stay well below it.
Is roof cleaning worth it, and can it cause leaks?
Roof algae is mostly cosmetic, but moss can lift shingles and trap moisture. Pressure can force water under shingles, which is why we never use it. A low-pressure soft wash does not. Cleaning removes growth. It does not change roof age or restore lost granules.
Does roof cleaning include the gutters?
Roof cleaning covers the roof surface, and we clear leaves and debris from it. Gutter cleaning is not one of our services. If we see gutters packed with debris, we tell you.
Can you clean stucco, brick or fiber cement?
Yes, by soft wash. Sto says to keep pressure at or under 500 psi on its acrylic stucco finishes. James Hardie allows under 1,500 psi with a wide-fan tip at least 6 feet from fiber cement and says no harsh chemicals. We stay well under those. Brick stays at or under 400 psi with no unbuffered acid.
Do you clean windows inside and out?
Yes. We hand wash glass, frames, sills, screens and tracks. We never pressure wash windows. Andersen, PGT and Milgard all say not to, and Milgard warns it may damage the glass, frame or insulating seal. Tell us when you call if you want the inside done.
Can you remove hard-water spots from windows?
Often, if they are fresh. If the glass stays cloudy after it is clean and dry, it is usually etching. GT Glass says etching is damage in the glass, not a deposit, so harsher scrubbing will not remove it. We tell you which one you have before we quote.
Can you remove oil, rust or white haze from driveways and pavers?
Fresh oil and surface rust often lift. PROSOCO says deeply embedded rust is difficult to remove and may reappear. The white haze on pavers is usually efflorescence, salt carried to the surface. Wausau Tile says it usually corrects itself with time and can return. We tell you what to expect before we start.
Timing & Care
How often should I pressure wash my house?
There is no single schedule. Shade, trees, humidity and nearby roads decide how fast growth and grime return. Many homeowners wash when mildew or a dull film shows. Call and describe what you see, and we tell you honestly if it can wait.
How often should I clean my windows?
PGT gives yearly as its baseline. One window company in Columbus says at least twice a year, and more in dusty or high-traffic areas. Homes near trees, roads or the shore often need more.
How often should I clean my driveway or patio?
It depends on shade, salt, traffic and the surface. In cold states, hosing road salt off a driveway in spring helps. A shaded patio that turns green and slick needs cleaning sooner than a sunny one.
How long will the results last?
Nobody can promise a date. Algae and mildew come back where it is damp and shaded, and trees bring them back sooner. Boral says no known coating gives long-term prevention on tile roofs. We tell you what we see on your property.
What is the best time of year to pressure wash?
Spring, once the thaw ends, shows winter salt and grime. Summer and early fall work well too. We do not wash when water could freeze on the surface. In warm states we work through most of the year.
How long should I wait to seal after cleaning?
Follow the sealer's label. ASCC says decorative concrete needs 12 to 24 hours of dry time before sealing, and 24 hours after a power wash on a reseal. Pavers must be dry and free of efflorescence first. Sealing is not one of our services.
Trust & Guarantee
Are you licensed and insured?
Yes. Fast Pro Pressure Washing is licensed and insured. Ask for proof of insurance with your quote and we will send it.
Do you guarantee the work?
Yes. If something does not look right after the job, contact us and we come back to fix it at no charge.
Will you tell me if cleaning will not fix the problem?
Yes. Peeling paint, cracked siding, failed caulk, flaked concrete, worn roof granules and fogged double panes need repair, not cleaning. We say so before we quote instead of selling a wash that cannot solve it.
How do I find a trustworthy pressure washing company?
Ask for proof of insurance. Ask which method they will use on each surface and why. Be careful of anyone who promises to blast everything at full pressure. Get a quote before work begins, and read the terms of any roof or siding warranty first.
What should I do before the crew arrives?
Clear a path, move cars, patio furniture and small items, and close windows. Point out delicate plants, loose paint, cracks or anything you want us to avoid. Make sure an outdoor spigot is reachable.
