Pressure Washing Services in Texas
Pressure washing in Texas clears the green algae, oil, rust spots, cedar pollen and clay splash that build up on driveways, brick, fences and pool decks. Fast Pro matches the pressure to each surface, gives you a free quote first, and walks the job with you before we leave.
Texas exterior problems, and what causes them
Texas has coast, prairie, hills and desert, and each one leaves a different mark. Here are the six we get called about most.
Algae and mildew on shade-side surfaces
Humid weather keeps algae and mildew growing on north-facing walls, fences and shaded concrete, especially along the Gulf Coast. We treat the growth at the root so it does not grow straight back.
Oil and tire marks
Oil soaks into porous concrete, so a plain rinse leaves a shadow. We pre-treat the stain first and tell you honestly what to expect.
Rust spots from sprinklers
Sprinkler water that is hard or iron-rich leaves orange and white spots on concrete, brick and walls. Cleaning lifts them, but they return until the spray is redirected or the water is treated.
Yellow cedar pollen
Texas A&M AgriLife puts cedar pollen season at mid-December to early March, peaking in mid-January, and wind carries it well beyond the Hill Country. It coats cars, glass, fences and concrete.
Clay splash and dust
Clay soil covers a lot of Texas, and rain splashes it onto garage doors, steps and the bottom of walls. Dust does the same in dry areas.
Slick pool decks and patios
Algae and sunscreen film turn a deck slippery. We clean the surface, and protect the water and plants before we start.
The surfaces we clean with pressure in Texas
Pressure for hard surfaces that can take it, lower settings for the ones that can't.
Concrete driveways and walks
A rotary surface cleaner gives an even finish with no wand stripes.
Brick steps, walls and borders
Lower pressure after a test spot. The Brick Industry Association says to keep nozzle pressure at or below 400 psi.
Pavers and flagstone
A lower setting, then a check on the joint sand. No single pressure suits all natural stone, so we test first.
Wood and cedar fences
Low pressure that follows the grain, with a test spot first.
Pool decks and patios
Slip-prone surfaces cleaned, with the water and plants protected first.
Retaining walls and block
Pressure matched to the material, with old mortar and paint checked before we start.
Pressure washing built around Texas weather, soil and water rules
Texas is not one climate. Houston and the coast stay humid, the Hill Country has hard water and cedar season, the Blackland Prairie around Dallas sits on clay, and West Texas is dry and dusty. What we use on a mildewed Katy fence is not what a dusty El Paso driveway needs.
Our rule is to use the gentlest method that gets the surface clean. That means pressure for concrete and sturdy surfaces, and a soft wash for siding, stucco and roofs. It protects your brick, your paint and your roof, and it lasts longer than blasting at growth with a nozzle.
Water rules also change by city. We check your city's current drought stage before we book, because some cities restrict washing hard surfaces at certain stages.
Gulf Coast humidity
Warm, damp air keeps algae and mildew growing on shaded fences, walls and concrete for much of the year.
Cedar season
AgriLife puts cedar pollen season at mid-December to early March, with the peak in mid-January.
Clay soil
The Texas Water Development Board says Houston Black clay shrinks and swells with moisture. Slabs crack, and we avoid blasting into cracks.
City drought rules
San Antonio, Austin and DFW cities each set their own rules. We check yours before we book.

Pressure washing or soft washing?
The surface decides. This is how we split the work.
Pressure washing fits
- Concrete driveways, walks and garage floors
- Patios, pool decks and walkways
- Sturdy fences and retaining walls
- Brick steps and borders, at a lower setting
Soft washing fits instead
- Asphalt shingle and tile roofs
- Stucco, fiber cement and vinyl siding
- Painted wood and trim
- Anything with a coating we need to protect
Not sure which your surface needs? Call us and describe it.
What goes into a Texas pressure washing quote
We quote every job by phone, because a lightly dirty driveway and a mildewed brick wall are different jobs. These are the factors we weigh.
Surface and size
Square footage and the material set the base price. Pavers take longer than plain concrete.
How much growth
Light algae is a short job. Years of buildup take more time and solution.
Access and setup
Tight gates, steep yards and no outdoor spigot change the setup time.
Stains and add-ons
Rust and oil need their own treatment. Tell us about them when you call.

Call 813-536-7337Scheduling and coverage
Do you serve all of Texas?
We work across the state, including Greater Houston, Dallas-Fort Worth, Austin, San Antonio, the Hill Country, the Gulf Coast and West Texas. Call with your address and we will confirm coverage and the soonest opening.
How soon can you come out?
Call early in the day and we will give you the soonest slot we have. We will tell you plainly if the schedule is full.
What happens if it rains?
Light rain does not stop an exterior job. Thunderstorms, lightning and high wind do. We reschedule at no charge and let you know the same day.
Do I need to be home?
No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.
Methods and safety
What is the difference between pressure washing and soft washing?
Pressure washing uses force to blast dirt off hard surfaces like concrete. Soft washing uses a cleaning solution and a gentle rinse, which suits roofs, siding and stucco. Many jobs use both.
Can you pressure wash brick?
Yes, at a lower setting. The Brick Industry Association says to keep nozzle pressure at or below 400 psi, and not to use unbuffered acid. High pressure can erode mortar joints, so we test a small area first.
Will you pressure wash my shingle roof?
No. ARMA and GAF both advise against pressure washing shingles because it can strip the granules. We soft wash roofs with a low-pressure solution. See our roof cleaning service.
Will pressure washing crack my concrete?
Cleaning does not create cracks. A strong jet aimed at an existing crack or a spalled edge can make it worse, so we keep the pressure off them. Cracks from shifting clay soil need a concrete repair, not cleaning.
Pricing, insurance and water rules
Do rust stains from my sprinklers come back?
They can. Hard or iron-rich water keeps depositing minerals wherever the spray lands. We clean the stain, and redirecting or treating the water is what stops it returning.
How often should I pressure wash in Texas?
It depends on shade, humidity, sprinklers and traffic. A shaded Houston fence needs attention sooner than a sunny, dry driveway. We will tell you what we see when we quote.
How much does pressure washing cost in Texas?
It depends on size, material, how much growth or buildup there is and how easy the site is to reach. Call for a free quote and we will explain which of those drive your price.
Do Texas water restrictions affect the job?
Water-use rules are set by each city and water utility, and they change with the drought stage. We check your city's current stage before we book, and we tell you if a job has to wait. For example, the San Antonio Water System says washing impervious cover is prohibited during drought, with health and safety exceptions, and Cleburne and DeSoto have listed driveway washing as prohibited at Stage 2.
Are you licensed and insured?
Yes. Fast Pro Pressure Washing is licensed and insured. Ask for proof of insurance with your quote and we will send it.
Do you guarantee the work?
Yes. If something does not look right after the job, contact us and we come back to fix it at no charge.
