Yellow pollen coating

AgriLife puts cedar pollen season at mid-December to early March, and oak and other trees follow in spring. The pollen leaves a film on siding, trim, glass and screens.

Orange and white spots from sprinklers

Hard or iron-rich water leaves rust and mineral spots on any wall the spray touches. They need a different cleaner than algae does.

White haze on brick

That powder is usually efflorescence, salt left behind as moisture moves through the brick. The Brick Industry Association says to find the moisture source, because cleaning alone will not stop it.

Dirt splash and nests

Rain splashes soil onto the bottom of walls, and webs and wasp nests collect under eaves and lights. We rinse and clear them as part of the wash.

Methods and limits

How we match the method to the wall

These are the limits we work to, and who sets them.

Method by surface

Brick
Soft wash. The Brick Industry Association says nozzle pressure at or under 400 psi, no unbuffered acid, and a test area first. General Shale, a brick maker, does not recommend pressure washing brick at all.
Fiber cement siding
Soft wash. James Hardie's bulletin allows under 1,500 psi with a wide-fan tip at least 6 feet from the wall, and says no harsh chemicals. We stay well under that.
Stucco
Soft wash. Pressure stays at or under 500 psi, the limit in Sto's stucco maintenance guide.
Vinyl and other siding
Soft wash. Nozzle output stays at or under 600 psi, the Power Washers of North America house-washing limit.
Limestone and stone veneer
Assessed first, then tested on a small spot. No acid cleaners, since acid can etch stone.
Plants and landscaping
Wet before and after, and a biodegradable detergent, as PWNA's house-washing standard requires.

Light rain does not stop an exterior job. Thunderstorms, lightning and high wind do. We reschedule at no charge and let you know the same day.

Do I need to be home?

No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.

Methods and safety

Is house washing the same as pressure washing?

No. House washing is a soft wash. A cleaning solution and a gentle rinse do the work, and pressure stays low. Pressure washing uses force and suits concrete.

Will it damage my brick or siding?

It should not. We keep pressure low, follow maker limits such as 400 psi for brick and 600 psi for house-wash nozzles, and test a spot first. High pressure is what erodes mortar joints.

Will washing void my James Hardie warranty?

James Hardie's technical bulletin says damage from improper cleaning may not be covered by its warranty, and that it allows pressure under 1,500 psi with a wide-fan tip at least 6 feet away. We stay well under that. If your siding is under warranty, read its terms first.

Is it safe for my plants and pets?

We wet plants before and after, keep solution strength as low as the job allows, and tell you when it is safe for pets to go back out.

Yes, wash first and let the wall dry fully before painting. Tell us your painter's date and we will plan around it.

How often should I wash my house in Texas?
