What we remove

Florida's window problems, and what causes them

Sprinklers, sea air and spring pollen all land on glass. Here are the six we see most.

Hard-water spots

Sprinklers leave mineral spots that bake onto the glass. Fresh spots wipe off. Cloudiness that stays on clean, dry glass is etching, and etching is permanent, so early cleaning matters.

Salt film

Sea air leaves a thin, hazy film, mostly near the coast. It washes off, and the glass looks clearer right away.

Pollen

Pine, oak and grass pollen peak in spring and settle on glass, frames and screens.

Lovebug residue

UF/IFAS puts lovebug seasons at April to May and August to September, and says the residue can etch car paint. We don't leave it on glass to find out.

Gritty tracks and sills

Dust and grit collect in sliding tracks and on sills. It scratches when the window moves and washes back onto clean glass.

Mildew on frames and screens

Moisture sits in frames and tracks, and mildew follows. We wipe it from frames and brush it off screens.

What we clean

Every kind of glass on a Florida home

Exterior glass, frames, sills, tracks and screens.

Windows and frames

Hand washed and squeegeed, with frames and sills wiped clean.

Sliding glass doors

Glass and tracks cleaned, which is where most of the grit settles.

Impact windows

Hand washed only. Impact-window makers advise against pressure washing.

Screens

Brushed and rinsed gently, so the mesh keeps its shape.

Tracks and sills

Cleared of grit and wiped down so the window slides cleanly.

Lanai and entry glass

Doors, sidelights and lanai glass within reach of our crew.

Why Florida is different

Window cleaning built around Florida weather and Florida glass

Two things make Florida glass hard to keep clear: sprinklers and salt. Sprinkler water carries minerals that leave spots, and sea air leaves a film. Neither lifts with a quick wipe once it has baked on.

Window makers agree on how to clean glass. PGT and Andersen both say to use mild cleaners, avoid razor blades and abrasives, and stay out of direct sun when you can. They also advise against pressure washing windows. So we hand wash.

PGT recommends washing at least once a year, and more often near the coast. We will tell you what your glass needs when we quote.

Sprinklers and hard water

Mineral spots build up where sprinklers hit the glass, and they etch if left for years.

Coastal air

Salt film settles on glass within miles of the water.

Impact windows and shutters

Impact glass gets a hand wash. Pressure can damage seals and frames.

Pollen and lovebug seasons

Spring pollen and two lovebug seasons mean glass collects residue most of the year.

Before you decide

What cleaning can and can't fix

Cleaning removes what sits on the glass. It can't repair the glass itself.

Cleaning will fix

  • Fresh water spots
  • Salt film
  • Pollen and dust
  • Gritty tracks

May be permanent

  • Cloudiness that stays after cleaning (etching)
  • Fog between the panes, which points to a failed seal
  • Scratches in the glass
  • Concrete or mortar splash left on for weeks

We will tell you which one we find. Call us and describe it.

What affects price

What goes into a Florida window cleaning quote

We quote every home by phone, because a few windows and a house full of glass are different jobs. These are the factors we weigh.

Number and size of panes

More glass and larger panes take more time.

Stories and access

Upper floors, tight spaces and landscaping change the setup.

Condition of the glass

A first clean after years of spots takes longer than a maintained window.

Screens and tracks

Tell us if you want screens and tracks included and we will quote them.

Call for a free quote. Tell us the surface, the size and the problem. We will explain the price and the method before any work starts.

Scheduling and coverage

Do you serve all of Florida?

We work across the state, including Miami-Dade, Broward, Palm Beach, Central Florida, Tampa Bay, Jacksonville, the Gulf Coast and the Panhandle. Call with your address and we will confirm coverage and the soonest opening.

How soon can you come out?

Call early in the day and we will give you the soonest slot we have. We will tell you plainly if the schedule is full.

What happens if it rains?

Light rain does not stop an exterior job. Storms and high wind do. We reschedule at no charge and let you know the same day.

Do I need to be home?

No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.

Methods and safety

Do you pressure wash windows?

No. PGT and Andersen both advise against pressure washing windows. We hand wash and squeegee every pane.

Can you remove hard-water spots?

Fresh and moderate spots usually come off. If cloudiness stays on clean, dry glass, the glass is etched and the damage is permanent. We will tell you which it is.

Do you clean screens and tracks?

Yes. Tracks are where most of the grit settles, and screens collect pollen and dust.

Is it safe for impact windows?

Yes. We hand wash them with a mild solution and no abrasives, the way the makers advise.

Pricing, insurance and guarantee

How often should I clean my windows in Florida?

PGT recommends at least once a year, and more often near the coast. We will tell you what your glass needs when we quote.

Do you clean inside windows?

Our window service covers exterior glass. Call and ask about anything else, and we will tell you what we can do.

How much does window cleaning cost in Florida?

It depends on size, material, how much growth or buildup there is and how easy the site is to reach. Call for a free quote and we will explain which of those drive your price.

Are you licensed and insured?

Yes. Fast Pro Pressure Washing is licensed and insured. Ask for proof of insurance with your quote and we will send it.

Do you guarantee the work?

Yes. If something does not look right after the job, contact us and we come back to fix it at no charge.
