What we remove

New Jersey exterior problems, and what causes them

New Jersey runs from the shore to the hills, and each place leaves its own marks. Here are the six we get called about most.

Mildew and algae on shaded surfaces

Shaded walls, fences and patios stay damp longest, and growth follows. Soft or low-pressure treatment kills it at the root, so it does not grow straight back.

Winter salt film

Road salt rides in on tires and boots and dries into a white film on driveways and walks. A concrete trade sheet says to hose tracked-in salt off driveways and garage slabs.

Oil and tire marks

Oil soaks into porous concrete, so a plain rinse leaves a shadow. We pre-treat the stain first and tell you honestly what to expect.

Storm debris and dirt

Nor'easter season runs from September to April, per the state Office of Emergency Management. Wind-blown leaves and silt settle on decks, patios and siding.

White haze on pavers and brick

That powder is usually efflorescence, salt carried to the surface by moisture. PROSOCO says it may reappear as the material keeps drying.

Slick walkways and steps

Algae and wet leaves turn steps and walkways slippery. We clean the surface and leave it rinsed and clear.

What we pressure wash

The surfaces we clean with pressure in New Jersey

Pressure for hard surfaces that can take it, lower settings for the ones that can't.

Concrete driveways and walks

A rotary surface cleaner gives an even finish with no wand stripes.

Brick steps, walls and borders

Lower pressure after a test spot. The Brick Industry Association says to keep nozzle pressure at or below 400 psi.

Pavers and flagstone

A lower setting, then a check on the joint sand. No single pressure suits all natural stone, so we test first.

Wood fences and decks

Low pressure and a soft approach, with a test spot first.

Vinyl fences and railings

Low pressure, aimed down and never upward, with a soft brush where needed.

Retaining walls and block

Pressure matched to the material, with old mortar and paint checked before we start.

Why New Jersey is different

Pressure washing built around New Jersey weather and town rules

New Jersey is small but not uniform. Shore towns get salt air and wind. North Jersey has hills, shade and older masonry. South Jersey is flatter and damper. The state climatologist reports that New Jersey has warmed about 2.9 degrees F over the past century and gained about 3 inches of yearly precipitation.

Our rule is to use the gentlest method that gets the surface clean. That means pressure for concrete and sturdy surfaces, and a soft wash for siding and roofs. It protects your brick, your paint and your roof, and it lasts longer than blasting at growth with a nozzle.

Wash water is handled town by town. Ordinances we read bar non-stormwater from the storm sewer, and a few exempt driveway wash water. Rather than guess, we keep wash water out of storm drains and follow your town's rules.

Salt residue

Spring is when tracked-in salt shows. We rinse it off concrete and masonry before it sits.

Storm drain rules

Stormwater ordinances are local. We follow yours.

Shade and damp

Mildew grows first on north walls, fences and patios.

Vinyl and brick

Many New Jersey homes wear both. Each gets its own limits.

Methods and limits

How we match the method to the surface

These are the limits we work to, and who sets them.

Method by surface

Concrete driveways and walks
Pressure washing with a rotary surface cleaner for an even finish, with wash water kept out of storm drains.
Brick
Nozzle pressure at or under 400 psi with a wide fan, no unbuffered acid, per Brick Industry Association Technical Note 20. Test a small area first.
Pavers and natural stone
Lower pressure, then a joint sand check. Stone suppliers say no one setting suits all stone, and PROSOCO warns acid can stain and etch porous masonry.
Vinyl fences and siding
Low pressure, never aimed upward, and no undiluted chlorine bleach, per the Vinyl Siding Institute. It gives no psi figure, so we test first.
Fiber cement and stucco
Soft wash. James Hardie allows under 1,500 psi at 6 feet or more, and Sto caps its acrylic finishes at 500 psi. We stay well under both.
Roofs and windows
Never pressure washed. ARMA and GAF say not to pressure wash shingles, and Andersen, PGT and Milgard say not to pressure wash windows.

Before you decide

Pressure washing or soft washing?

The surface decides. This is how we split the work.

Pressure washing fits

  • Concrete driveways, walks and garage floors
  • Patios and walkways
  • Sturdy fences and retaining walls
  • Brick steps and borders, at a lower setting

Soft washing fits instead

  • Asphalt shingle roofs
  • Vinyl, fiber cement and painted siding
  • Cedar shake and painted wood
  • Anything with a coating we need to protect

Not sure which your surface needs? Call us and describe it.

What affects price

What goes into a New Jersey pressure washing quote

We quote every job by phone, because a lightly dirty driveway and a mildewed brick wall are different jobs. These are the factors we weigh.

Surface and size

Square footage and the material set the base price. Pavers take longer than plain concrete.

How much growth

Light mildew is a short job. Years of buildup take more time and solution.

Access and runoff control

Slopes, tight gates and nearby storm drains change how we set up to contain wash water.

Stains and add-ons

Rust and oil need their own treatment. Tell us about them when you call.

Call for a free quote. Tell us the surface, the size and the problem. We will explain the price and the method before any work starts.

New Jersey questions

Pressure Washing FAQ for New Jersey

A question that isn't here? Call us and ask.

Scheduling and coverage

Do you serve all of New Jersey?

We work across the state, including Bergen and Essex counties, the Jersey Shore, Central Jersey and South Jersey. Call with your address and we will confirm coverage and the soonest opening.

How soon can you come out?

Call early in the day and we will give you the soonest slot we have. We will tell you plainly if the schedule is full.

What happens if it rains or freezes?

Light rain does not stop an exterior job. Storms, high wind and temperatures where water could freeze on the surface do. We reschedule at no charge and let you know the same day.

Do I need to be home?

No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.

Methods and safety

What is the difference between pressure washing and soft washing?

Pressure washing uses force to blast dirt off hard surfaces like concrete. Soft washing uses a cleaning solution and a gentle rinse, which suits roofs and siding. Many jobs use both.

Can you pressure wash vinyl siding or fences?

Gently. The Vinyl Siding Institute says to use a power washer with caution, never aim it upward, and avoid undiluted chlorine bleach. We use low pressure and a soft brush, and we test a spot first.

Can you pressure wash brick?

Yes, at a lower setting. The Brick Industry Association says to keep nozzle pressure at or below 400 psi, and not to use unbuffered acid. High pressure can erode mortar joints, so we test a small area first.

Will you pressure wash my shingle roof?

No. ARMA and GAF both advise against pressure washing shingles because it can strip the granules. We soft wash roofs with a low-pressure solution. See our roof cleaning service.

Pricing, insurance and water rules

Where does the dirty water go?

Not to storm drains. Town ordinances in New Jersey bar non-stormwater from the storm sewer, with a few exemptions that vary by town. We keep wash water out of the drain and follow your town's rules.

When is the best time to pressure wash in New Jersey?

Spring, once the thaw ends, is when winter salt and grime show. Summer and early fall work well too. We do not wash when water could freeze on the surface.

How much does pressure washing cost in New Jersey?

It depends on size, material, how much growth or buildup there is and how easy the site is to reach. Call for a free quote and we will explain which of those drive your price.

Do New Jersey water and runoff rules affect the job?

Wash water is the bigger rule. New Jersey towns write their own stormwater ordinances, and most bar anything but stormwater from the storm sewer. Details differ from town to town. We keep wash water out of storm drains where it applies and follow your town's rules.

Are you licensed and insured?

Yes. Fast Pro Pressure Washing is licensed and insured. Ask for proof of insurance with your quote and we will send it.

Do you guarantee the work?

Yes. If something does not look right after the job, contact us and we come back to fix it at no charge.
