Hard water, dust and coastal air build up on glass faster than most people expect. Here are the six problems we get called about most.

Sprinkler hard-water spots

Mineral-rich water dries into white spots on glass. Los Angeles' utility reports hard water, at about 300 mg/L as calcium carbonate at some supply plants. GT Glass says deposits are harder to remove the longer they sit.

Dust and smoke film

Dry winds and wildfire smoke leave a gritty film on glass. After heavy ash, the EPA says to avoid dry wiping and never use a leaf blower, and to use as little water as you can.

Stucco and construction dust

Viracon, a glass maker, says concrete and mortar slurry is highly alkaline and can eventually etch glass, so it needs to be washed off quickly.

Cloudy glass that will not clear

If the haze stays after the glass is clean and dry, it is usually etching. GT Glass says etching is damage in the glass, not a deposit, so harsher scrubbing will not remove it.

Dirty screens

Screens collect dust and pollen. Milgard says mild soap, water and a soft brush clean them.

Gritty tracks and weep holes

Grit packs the tracks and sills, and it slows the window. Milgard says its weep system needs regular cleaning so water can drain.

Why California is different

Window cleaning built around California water, dust and glass

California windows get hit from several directions. Hard sprinkler water leaves mineral spots, dry winds and smoke leave a film, and coastal homes collect fog residue. Many modern homes also have coated glass or film, and each one has its own cleaning rules.

Our rule is to use the gentlest method that gets the glass clean. We wash by hand, we never aim pressure at glass or seals, and we do not use razor blades on coated glass. Milgard, Pilkington, PGT, Andersen and Viracon all advise against razors and metal tools on glass.

Hard-water spots are the honest limit. We can remove many fresh spots, but etched glass will not come clean, and fog between the panes means a failed seal that cleaning cannot fix. We will tell you which one you have before we quote.

Hard water

LADWP's 2015 report lists some supply plants near 300 mg/L as calcium carbonate. Spots return until the spray is redirected.

Coated glass

Pilkington says no razor blades or steel wool on the coated surface, and prefers no squeegee on it.

Seal failure

Milgard says moisture or etching between the panes is seal failure that cannot be cleaned.

Wildfire ash

The EPA says never dry-wipe ash or use a leaf blower, and to keep ash out of storm drains.

Methods and limits

How we match the method to the glass

These are the limits we work to, and who sets them.

Method by surface

Standard glass
Hand washed with mild soap and water. Milgard says high-pressure hoses may damage the glass, frame or insulating seal, and Andersen and PGT say not to pressure wash windows.
Low-E and coated glass
No razor blades, steel wool or metal tools. Pilkington says it is preferable not to use a squeegee on the Low-E surface, so we clean to the maker's guide.
Filmed or tinted windows
Soft cloth and mild soap, no ammonia or abrasives. Solar Gard and Avery Dennison both say to wait 30 days after film is installed.
Hard-water spots
Gentlest first. GT Glass says vinegar is a limited first try on plain, uncoated glass only, and to stop if the haze is etching.
Screens, tracks and weep holes
Mild soap, water and a soft brush. Milgard says weep systems need regular cleaning so water can drain.
Weather, sun and wash water
Cleaned out of direct sunlight, as PGT and Andersen advise. Runoff is kept off driveways and out of storm drains.

Do you serve all of California?

Do you use razor blades on my windows?

No. Milgard, Pilkington, PGT, Andersen and Viracon all advise against razors and metal tools on window glass, and metal contact can leave marks that normal cleaning cannot remove.

Is it safe to pressure wash windows?

No. Milgard says high-pressure hoses may damage the glass, frame or insulating seal, and PGT and Andersen also say not to pressure wash windows. We wash glass by hand.

Can you clean windows after wildfire ash?

Light dust, yes. For heavy ash, the EPA says to avoid dry wiping, never use a leaf blower, use as little water as you can, and keep ash out of storm drains. Call us first and we will tell you how we would handle it.

Can you remove sprinkler hard-water spots?

Often, if they are fresh. If the glass stays cloudy after it is clean and dry, it is usually etching, and GT Glass says harsher scrubbing will not remove it. We will tell you which one you have.

How often should I clean my windows in California?

Window makers suggest at least yearly, and PGT gives yearly as its baseline. Hard sprinkler water, dust and coastal air mean many California homes need more. We will tell you what we see.

Why do my windows get dirty so fast?
