Why Ohio is different

Pressure washing built around Ohio winters, salt and water rules

Winter does the damage in Ohio. Lake-effect snow starts around mid-November and, east of Cleveland, totals above 100 inches are not unusual, according to GLISA. Snow melts and refreezes, and road salt gets tracked onto everything.

Our rule is to use the gentlest method that gets the surface clean. That means pressure for concrete and sturdy surfaces, and a soft wash for siding and roofs. Cleaning removes salt residue. It does not repair concrete that has already flaked.

Wash water gets attention too. Ohio EPA guidance says it cannot go into a storm sewer, even with biodegradable soap, so we plan each job around that.

These are the limits we work to, and who sets them.

Method by surface

Concrete driveways and walks
Pressure washing with a rotary surface cleaner for an even finish, with wash water kept out of storm drains.
Brick
Nozzle pressure at or under 400 psi with a wide fan, no unbuffered acid, per Brick Industry Association Technical Note 20. Test a small area first.
Pavers and natural stone
Lower pressure, then a joint sand check. Stone suppliers say no one setting suits all stone, and PROSOCO warns acid can stain and etch porous masonry.
Vinyl fences and siding
Low pressure, never aimed upward, and no undiluted chlorine bleach, per the Vinyl Siding Institute. It gives no psi figure, so we test first.
Cedar and wood
Low pressure with a test spot. The U.S. Forest Products Laboratory says high pressure should not be necessary, and fasteners can leave iron stains.
Roofs and windows
Never pressure washed. ARMA and GAF say not to pressure wash shingles, and Andersen, PGT and Milgard say not to pressure wash windows.

What happens if it rains or freezes?

Light rain does not stop an exterior job. Storms, high wind and temperatures where water could freeze on the surface do. We reschedule at no charge and let you know the same day.

Do I need to be home?

No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.

Methods and safety

What is the difference between pressure washing and soft washing?

Pressure washing uses force to blast dirt off hard surfaces like concrete. Soft washing uses a cleaning solution and a gentle rinse, which suits roofs and siding. Many jobs use both.

Can you pressure wash vinyl siding or fences?

Gently. The Vinyl Siding Institute says to use a power washer with caution, never aim it upward, and avoid undiluted chlorine bleach. We use low pressure and a soft brush, and we test a spot first.

Can you pressure wash brick?

Yes, at a lower setting. The Brick Industry Association says to keep nozzle pressure at or below 400 psi, and not to use unbuffered acid. High pressure can erode mortar joints, so we test a small area first.

Will you pressure wash my shingle roof?

No. ARMA and GAF both advise against pressure washing shingles because it can strip the granules. We soft wash roofs with a low-pressure solution. See our roof cleaning service.

When is the best time to pressure wash in Ohio?

Spring, once the thaw ends, is when winter salt and grime show. Summer and early fall work well too. We do not wash when water could freeze on the surface.
