Pressure Washing Services in Florida
Pressure washing in Florida clears the green algae, black mildew, rust spots and pollen film that heat and humidity leave on houses, roofs, driveways and pool decks. Fast Pro matches the method to each surface, gives you a free quote first, and walks the job with you before we leave.
Florida's exterior cleaning problems, and what causes them
Heat, humidity and sun do the same things to most Florida properties. Here are the six problems we get called about most.
Green film on siding and stucco
Algae and mildew show up first on the shaded sides of a house. A soft wash kills the growth at the root. Blasting it off with pressure only removes the top layer, and it grows back.
Black streaks on the roof
Those streaks are Gloeocapsa magma, an algae that travels on airborne spores and lives off morning dew. Shingle makers ARMA and GAF both say to skip the power washer and use a low-pressure cleaning solution.
Slick pool decks and lanais
Algae on a shaded deck turns slippery when wet. We clean pool decks, lanais and cage frames, and keep the pressure down on pavers so the joint sand stays where it belongs.
Oil and rust on driveways
Oil soaks into porous concrete, so a plain rinse leaves a shadow. Rust from iron in irrigation water needs a different cleaner than algae does, so we identify the stain first.
Yellow pollen coating
Pine, oak and grass pollen peak in spring and settle on cars, glass, siding and screens. A rinse helps. A soft wash lifts what the rinse leaves behind.
Hazy glass and gritty tracks
Mineral spots, dust and salt film cloud the glass, and grit packs the tracks. Hand washing removes both without scratching.
Our pressure washing services in Florida
Five services, one crew and one call. We pick the method for each surface.
Pressure Washing
For hard surfaces that can take the force: concrete, brick, block walls and fences. On flat areas we use a rotary surface cleaner, so the finish is even and free of wand stripes.
Call for a quoteHouse Washing
A low-pressure soft wash for vinyl, fiber cement, painted wood, brick and stucco. The solution does the work and the rinse stays gentle, so water isn't pushed behind siding.
See house washingRoof Cleaning
Soft wash only, on tile and shingle roofs. We apply solution at low pressure and let it kill the algae, so the granules and tiles stay intact.

Exterior glass, frames and sills, washed by hand and squeegeed. No pressure goes near the glass or its seals. We can also clean tracks and screens.
See window cleaningDriveway & Patio Cleaning
Concrete, pavers, brick and pool decks. Pavers get a lower setting and a check on the joint sand afterward, because too much pressure blasts the sand out.

Pressure washing built around Florida weather and Florida buildings
A stucco ranch in Homestead, a tile-roof home in Tampa and a lakefront house near Orlando don't clean the same way. Most Florida homes are block and stucco, many roofs are concrete tile, and nearly every yard has a sprinkler system. Each one changes what we use and how hard we push.
Our rule is to use the gentlest method that gets the surface clean. That means soft washing roofs, stucco and siding, and saving pressure for concrete and similar surfaces. It protects your paint, your roof and your warranty paperwork, and it lasts longer than scrubbing at growth with a nozzle.
We also check local water rules before we book. Most Florida restrictions target lawn irrigation, but orders vary by county during a shortage, and we'd rather confirm than guess.
Heat and a long rainy season
Warm, wet weather keeps algae and mildew growing for much of the year. Growth comes back faster here than in cooler states, so we tell you what to expect for your surface.
Stucco and block walls
Porous finishes hold moisture and mildew. They need a soft wash and a careful rinse, because high pressure can chip paint and push water into hairline cracks.
Tile and shingle roofs
Tile maker Eagle Roofing caps water pressure at 1,200 psi on concrete tile. Shingle makers say not to pressure wash at all. Both are a soft wash job.
Salt air, wells and sprinklers
Coastal air leaves a salt film. Irrigation water high in iron leaves orange rust spots on walls and drives. Each one calls for the right cleaner.

What goes into a Florida pressure washing quote
We quote every job by phone, because a lightly dirty driveway and a mildewed stucco wall are different jobs. These are the factors we weigh.
Surface and size
Square footage, the number of stories and the material set the base price. Pavers and delicate finishes take longer than plain concrete.
How much growth
Light algae on a driveway is a short job. Years of mildew on stucco or a roof full of streaks take more time and solution.
Access and setup
A tall house, steep roof, tight side yard or no outdoor spigot changes how long the crew needs on site.
Stains and add-ons
Rust, oil and paint-ready prep each need their own treatment. Tell us about them when you call.

Call 813-536-7337Scheduling and coverage
Do you serve all of Florida?
We work across the state, including Miami-Dade, Broward, Palm Beach, Central Florida, Tampa Bay, Jacksonville, the Gulf Coast and the Panhandle. Call with your address and we'll confirm coverage and the soonest opening.
How soon can you come out?
Call early in the day and we'll give you the soonest slot we have. We'll tell you plainly if the schedule is full.
What happens if it rains?
Light rain doesn't stop an exterior wash. Storms and high wind do. We reschedule at no charge and let you know the same day.
Do I need to be home?
No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.
Methods and safety
What's the difference between pressure washing and soft washing?
Pressure washing uses force to blast dirt off hard surfaces like concrete. Soft washing uses a cleaning solution and a gentle rinse, which suits roofs, siding and stucco. Many jobs use both.
Will you pressure wash my shingle roof?
No. The Asphalt Roofing Manufacturers Association and GAF both advise against pressure washing shingles because it can strip the granules. We soft wash with a low-pressure solution.
Is it safe for my plants and pets?
We wet plants before and after, keep solution strength as low as the job allows, and tell you when it's safe for pets to go back out. Mention a fragile shrub or a pond when you call.
Can you clean a pool deck or lanai without damaging pavers?
Yes. Pavers get a lower setting, and we check the joint sand afterward because too much pressure blasts it out and the stones start to shift.
Pricing, insurance and water rules
How much does pressure washing cost in Florida?
It depends on size, material, how much growth there is and how easy the site is to reach. Call for a free quote and we'll explain which of those drive your price.
Are you licensed and insured?
Yes. Fast Pro Pressure Washing is licensed and insured. Ask for proof of insurance with your quote and we'll send it.
Do water restrictions stop you?
Most Florida water restrictions target lawn irrigation. The South Florida Water Management District's FAQ says pressure washing is not restricted, and Miami-Dade exempts pressure cleaning of paved surfaces. During a declared shortage, local orders can differ by county, so we check yours before we book.
Do you guarantee the work?
Yes. If something doesn't look right after the job, contact us and we come back to fix it at no charge.
