Mineral and rust spots

Hard or iron-rich sprinkler water leaves white and orange spots on any wall the spray touches. They need a different cleaner than algae does.

White haze on stucco and brick

That powder is usually efflorescence, salt left behind as moisture moves through the wall. The Brick Industry Association says to find the moisture source, because cleaning alone will not stop it.

Dust, smoke and ash film

Dry winds and wildfire smoke leave a gritty film on walls and trim. After heavy ash, county health agencies say to wet-wipe gently, use little water, and never use a leaf blower.

Dirt splash and webs

Rain and sprinklers splash soil onto the bottom of walls, and webs collect under eaves and lights. We rinse and clear them as part of the wash.

Why California is different

Stucco is common on California homes, and it is porous, painted and easy to damage. Redwood and cedar siding want a soft approach, and fiber cement has its own limits. So we pick the method wall by wall instead of using one setting for the whole house.

Our rule is to use the gentlest method that gets the wall clean. The cleaning solution does the work and the rinse stays gentle. That protects your paint, seals and caulk, and it lasts longer than scrubbing at growth with a nozzle.

Wash water is the other California difference. San Diego, Sacramento County and other agencies say it must not reach the storm drain. We plan each job around that, and we use cleaners suited to the surface.

How we match the method to the wall

These are the limits we work to, and who sets them.

Method by surface

Stucco
Soft wash. Pressure stays at or under 500 psi, with the nozzle several feet from the wall, per Sto's maintenance guide for its acrylic finishes.
Fiber cement siding
Soft wash. James Hardie's bulletin allows under 1,500 psi with a wide-fan tip at least 6 feet from the wall, and says no harsh chemicals. We stay well under that.
Redwood and cedar siding
Soft approach and mild detergent. The California Redwood Association says to avoid wire brushes and steel wool, which leave metal stains. No pressure figure is given, so we test first.
Brick and stone veneer
Soft wash. The Brick Industry Association says nozzle pressure at or under 400 psi, no unbuffered acid, and a test area first.
Vinyl and other siding
Soft wash. Nozzle output stays at or under 600 psi, the Power Washers of North America house-washing limit.
Plants, drains and runoff
Plants wet before and after. Storm drains protected, and wash water kept out of them, as city and county programs require.

Do you serve all of California?

What happens if it rains?

Light rain does not stop an exterior job. Storms and high wind do. We reschedule at no charge and let you know the same day.

Do I need to be home?

No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.

Is house washing the same as pressure washing?

No. House washing is a soft wash. A cleaning solution and a gentle rinse do the work, and pressure stays low. Pressure washing uses force and suits concrete.

Will it damage my stucco?

It should not. We keep pressure low. Sto says not to exceed 500 psi on its acrylic finishes, because the finish can be destroyed at higher pressure, and to keep the nozzle several feet away. We test a spot first.

Can you wash redwood or cedar siding?

Yes, gently. The California Redwood Association says to use a hose, a stiff bristle brush for stubborn grime, and mild detergent, and to avoid wire brushes and steel wool. We test a spot before the full wash.

Is it safe for my plants and pets?

We wet plants before and after, keep solution strength as low as the job allows, and tell you when it is safe for pets to go back out.

Pricing, insurance and water rules

Should I wash before I paint?

Yes. Sherwin-Williams says to rinse the surface thoroughly and let it dry before painting. Tell us your painter's date and we will plan around it.

Can you wash my house after wildfire smoke?

For light dust and smoke film, yes. For heavy ash, county health agencies say to wet-wipe gently, use as little water as possible, avoid leaf blowers, wear an N95 or P100 respirator and keep ash out of storm drains. Call us first and we will tell you how we would handle it.

How much does house washing cost in California?

Do California water and runoff rules affect the job?

Wash water is the bigger rule. Cities and counties across California say wash water must not reach the street or storm drain, and we keep it out and follow local stormwater rules. Water-use rules also vary by city and supplier, so we check yours before we book and tell you if a job has to wait.
