Iron or minerals in sprinkler water leave orange and white deposits. PROSOCO says deeply embedded rust is difficult to remove and may reappear, and only fixing the water stops it returning.

White haze on pavers and brick

Efflorescence leaves a white haze. Paver makers say to use a cleaner made for concrete pavers, and PROSOCO says it may reappear as the material keeps drying.

Tire marks and ground-in dirt

Concrete driveways take real pressure, and a surface cleaner leaves an even finish instead of wand stripes.

Dust and wildfire ash

The City of Riverside says to use water and a wet cloth or mop, sweep gently, rinse lightly and sparingly, and never dry-sweep or use a leaf blower.

Why California is different

Driveway and patio cleaning built around California water and runoff rules

Runoff is the big California difference. San Diego, Malibu, Contra Costa County and others say wash water from cleaning driveways and patios must not flow to the storm drain. We plan each job around that, and we keep wash water out of the drain.

On pavers we go lower, because pressure blasts out the joint sand. A paver maker, Mutual Materials, says lost sand can be replenished with dry sand. On natural stone, we avoid acid. PROSOCO warns that acid can stain and etch porous masonry.

If you plan to seal, clean first. Sealer makers say the surface must be clean and completely dry. Sealers sold in California also face local air-district limits, so ask your sealer pro.

Storm drain rules

San Diego says wash water must be contained, captured and disposed of properly, by owners and contractors alike.

Homeowner responsibility

Contra Costa County says residents who hire mobile cleaners are ultimately responsible for their contractor's discharges.

Water-use rules

The State Water Board says the statewide driveway-washing ban expired in 2023. Local suppliers can be stricter, and we check yours.

Method by surface

Broom-finish concrete
Pressure washing with a rotary surface cleaner for an even finish, with wash water kept out of the storm drain.
Pavers
Lower pressure, then a check on the joint sand. Paver makers say lost sand can be replenished with dry sand.
Flagstone and travertine
Test first. Travertine Mart says no one pressure suits all natural stone, and to avoid vinegar and citrus cleaners. PROSOCO warns acid can stain porous masonry.
Brick and stamped concrete
Lower setting after a test spot, to protect mortar, color and pattern.
Before sealing
Cleaned and left dry. ASCC says the surface must be clean and completely dry, with 12 to 24 hours of dry time before sealing decorative concrete. Follow your sealer's label.
Pool and cool decks
Water and plants protected first, then cleaned at a setting the surface can take. Coated decks are checked with the owner before we start.

Scheduling and coverage

Do you serve all of California?

How soon can you come out?

Call early in the day and we will give you the soonest slot we have. We will tell you plainly if the schedule is full.

What happens if it rains?

Light rain does not stop an exterior job. Storms and high wind do. We reschedule at no charge and let you know the same day.

Do I need to be home?

No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.

Methods and safety

Can you clean a pool deck without hurting my pavers?

Yes. Pavers get a lower setting, and we check the joint sand afterward because too much pressure blasts it out and the stones start to shift.

Can you clean a cool deck?

Ask us first. We could not find a maker's pressure-washing guidance, so we use a low setting and the maker's cleaner where one is specified, and we test a spot. A home-improvement source says a cool deck does not need to be stripped to be cleaned.

Is cleaning safe for flagstone and travertine?

Yes, with care. We test first, avoid acid cleaners and keep the pressure low. Stone suppliers say vinegar and citrus can etch travertine, and PROSOCO says acid can stain porous masonry.

Will oil or rust come out of my driveway?

Fresh oil lifts better than old oil, and PROSOCO says deeply embedded rust is difficult to remove and may reappear. We pre-treat first and tell you honestly what to expect.

Pricing, insurance and water rules

Is it legal to pressure wash a driveway in California?

The State Water Board says the statewide ban on hosing driveways expired in December 2023, and none was in effect as of June 2024. Local suppliers can be stricter, and wash water may never reach the storm drain. We check your city's rules before we book.

How long should I wait before sealing?

Follow the sealer's label. ASCC says decorative concrete must be completely dry, with 12 to 24 hours of dry time before sealing and 24 hours after a power wash on a reseal. Rust-Oleum's penetrating sealer says dry to the touch, typically 4 to 6 hours, and 50 to 90 degrees F air temperature. Sealing is not one of our services.

How much does driveway and patio cleaning cost in California?

Do California water and runoff rules affect the job?

Two rules apply. First, wash water must not reach the street or storm drain. San Diego, Malibu and Contra Costa County all say so, and Contra Costa adds that homeowners are responsible for a contractor's discharges. We keep wash water out of the drain and follow local rules. Second, water-use rules vary by supplier. The State Water Board says the statewide ban on hosing driveways expired in December 2023, and none was in effect as of June 2024, but local suppliers can be stricter. We check yours before we book.
