Texas hardscape sits on some tough ground. The Texas Water Development Board says Houston Black clay, which runs from north of Dallas toward San Antonio, shrinks and swells markedly with moisture. That movement cracks slabs, and cleaning cannot fix a crack.

We keep strong pressure off existing cracks and spalled edges, because a high-pressure jet can make them worse. On pavers we go lower, because pressure blasts out the joint sand. A paver maker, Mutual Materials, says lost sand can be replenished with dry sand.

If you plan to seal, clean first. Sealer makers say the surface must be clean and completely dry. Follow your sealer's directions for how long to wait.

Expansive clay soil

Slabs move and crack. We avoid blasting into cracks and tell you what we see.

Pressure washing with a rotary surface cleaner for an even finish, kept off cracks and spalled edges.
Pavers
Lower pressure, then a check on the joint sand. Paver makers say lost sand can be replenished with dry sand.
Flagstone, limestone and travertine
Test first. Travertine Mart says no one pressure suits all natural stone, and to avoid vinegar and citrus cleaners, which can etch it.
Brick and stamped concrete
Lower setting after a test spot, to protect mortar, color and pattern.
Before sealing
Cleaned and left dry. ASCC says the surface must be clean and completely dry, with 12 to 24 hours of dry time before sealing decorative concrete. Follow your sealer's label.

What happens if it rains?

Light rain does not stop an exterior job. Thunderstorms, lightning and high wind do. We reschedule at no charge and let you know the same day.

Do I need to be home?

No, as long as we can reach the exterior and an outdoor spigot. Please close windows, move cars and bring in small items.

Methods and safety

Can you clean a pool deck without hurting my pavers?

Yes. Pavers get a lower setting, and we check the joint sand afterward because too much pressure blasts it out and the stones start to shift.

Is cleaning safe for flagstone and travertine?

Yes, with care. We test first, avoid acid cleaners and keep the pressure low. Stone suppliers say vinegar and citrus can etch travertine, and that no one setting suits all natural stone.

Will pressure washing crack my concrete?

Cleaning does not create cracks. A strong jet aimed at an existing crack or a spalled edge can make it worse, so we keep the pressure off them. Cracks from shifting clay soil need a concrete repair.

Will oil come out of my driveway?

Fresh oil lifts better than old oil. Oil soaks into porous concrete, so we pre-treat first and tell you honestly what to expect.

Pricing, insurance and water rules

How long should I wait before sealing?

Follow the sealer's label. ASCC says decorative concrete must be completely dry, with 12 to 24 hours of dry time before sealing and 24 hours after a power wash on a reseal. Rust-Oleum's penetrating sealer says dry to the touch, typically 4 to 6 hours, and 50 to 90 degrees F air temperature. Sealing is not one of our services.

Do you replace joint sand?

We check the sand after every paver job and tell you if the joints need refilling.

How much does driveway and patio cleaning cost in Texas?

Do Texas water restrictions affect the job?

Water-use rules are set by each city and water utility, and they change with the drought stage. We check your city's current stage before we book, and we tell you if a job has to wait. For example, the San Antonio Water System says washing impervious cover is prohibited during drought, with health and safety exceptions, and Cleburne and DeSoto have listed driveway washing as prohibited at Stage 2.
